MBA in Supply Chain Management is preferred
Professional certifications {e.g., CIPS (Chartered Institute of Procurement & Supply), CPSM (Certified Professional in Supply Management)} will be an added advantage
8 to 10 years of experience in procurement or supply chain management, specifically in real estate or construction sector
At least 3 years in a managerial or supervisory role
Sound knowledge of procurement processes, local and international sourcing, and construction materials
Strong negotiation, communication, and vendor management skills
Proficiency in MS Excel, ERP software (e.g., SAP, Oracle, etc.), and report generation
High level of integrity and professionalism
Strong analytical skills and attention to detail.
Problem-solving mindset and ability to work under pressure
Perform any other duty as directed by the management
Job Summary
The Manager/Asst. Manager – Project Procurement (Real Estate Development) is responsible for overseeing and managing all procurement activities related to real estate and construction projects. This role involves developing procurement strategies, sourcing materials and services, managing vendor relationships, ensuring timely delivery of project resources, and maintaining cost-efficiency without compromising quality. The ideal candidate will process strong knowledge of construction materials, supply chain processes, and contract negotiations. This position plays a critical role in ensuring smooth project execution by aligning procurement timelines with project schedules and corporate goals.
Job Responsibilities:
Logistics Planning & Coordination:
Prepare procurement plans in coordination with the project and engineering teams based on project timelines and BOQ.
Develop and implement procurement strategies for real estate and construction projects, ensuring timely availability of materials and services within budget.
Plan delivery schedules and routes to ensure timely arrival of construction materials, machinery, and equipment.
Coordinate between suppliers, transport agencies, warehouse teams, and project sites.
Inventory & Material Flow Management:
Identify, evaluate, and maintain relationships with vendors, suppliers, and contractors to ensure quality and cost-efficiency.
Monitor and manage stock levels, deliveries, and usage of materials at various sites.
Conduct market research to source new products, negotiate terms, and ensure the best value for money.
Ensure the procurement of civil, electrical, plumbing, finishing, and interior materials as per project specifications.
Ensure proper documentation of material movement and stock reconciliation.
Prevent stock-out or overstock situations that may delay project work or cause wastage.
Vendor & Transport Management:
Identify and manage logistics vendors, transporters, and warehousing partners.
Negotiate contracts and rates with logistics service providers to ensure cost-efficiency.
Ensure transport compliance with safety, legal, and environmental regulations.
Site Support & Coordination:
Monitor and track procurement schedules to avoid delays in project execution.
Ensure all construction materials and equipment are delivered on time and in the required quality/quantity.
Ensure compliance with company policies, quality standards, and local regulations.
Provide logistical support for mobilization/demobilization of project resources.
Collaborate with the site engineers to align logistics with project schedules.
Reporting & Optimization:
Maintain real-time reporting on delivery status, logistics costs, and warehouse stocks.
Identify process inefficiencies and propose improvements to enhance logistics performance.
Maintain documentation of all procurement activities for audit and reporting purposes.
Evaluate supplier performance and ensure adherence to service-level agreements (SLAs).
Prepare monthly reports on logistics KPIs and material usage.
