Context:

The MEP Operations Manager is responsible for ensuring the reliability, efficiency, and safety of all mechanical, electrical, plumbing, and fire protection systems at SuperGolf.

This role oversees the operation, maintenance, and continuous improvement of critical building systems, including HVAC, electrical distribution, generators, plumbing, water treatment, fire alarms, sprinklers, and the Building Management System (BMS).

The MEP Operations Manager leads a team of 45+ technical staff, ensures 99.5%+ uptime of critical systems, manages energy consumption, and ensures compliance with all safety and regulatory standards. This position is essential for maintaining guest comfort (temperature, lighting, water) and operational continuity (power and fire safety).

Key Responsibilities

MEP Systems Operations Management

·         Oversee 24/7 operations of all MEP systems (HVAC, electrical, plumbing, fire protection, and BMS).

·         Respond promptly to critical system failures (e.g., power outages, chiller failures, fire alarms).

·         Ensure indoor environmental quality (temperature, humidity, and air quality) meets guest comfort standards.

·         Manage utility consumption (electricity, gas, and water) and identify conservation opportunities.

Preventive & Corrective Maintenance

·         Develop and implement a comprehensive preventive maintenance (PM) schedule for all MEP equipment.

·         Maintain an inventory of critical spare parts to minimize downtime.

·         Coordinate with external contractors for specialized maintenance (e.g., chillers, elevators, generators).

Team Leadership & Staff Management

·         Conduct daily shift briefings to communicate priorities and outstanding issues.

·         Perform regular performance evaluations and provide technical coaching.

Energy Management & Sustainability

·         Monitor and report energy consumption (electricity, gas, and water).

·         Optimize HVAC schedules and setpoints for efficiency without compromising comfort.

Capital Projects & System Upgrades

·         Identify and prioritize MEP system upgrades and replacement needs.

·         Manage MEP-related capital projects from design through commissioning.

·         Coordinate with consultants and contractors on project execution.

·         Ensure all projects are completed on time, within budget, and according to specifications.

Safety & Regulatory Compliance

·         Ensure all MEP systems comply with the Bangladesh National Building Code and relevant safety regulations.

·         Maintain all required permits, licenses, and inspection certificates.

·         Coordinate with the fire department on system inspections and testing.

BMS & Building Automation

·         Oversee BMS operations and ensure all points are communicating correctly.

·         Ensure BMS alarms are properly configured and escalated.

·         Train operators on BMS functionality and alarm response.

Vendor & Contractor Management

·         Manage relationships with MEP service contractors (e.g., chiller, generator, elevator services).

·         Negotiate service contracts and ensure SLA compliance.

·         Evaluate contractor performance and address deficiencies.
