1. Sales Strategy & Leadership
Develop and execute the overall sales strategy to achieve land sales targets and revenue goals.
Lead, mentor, and manage the sales team, ensuring high performance and professional growth.
Create annual and quarterly sales plans aligned with the company’s development pipeline.
Monitor market trends and adjust sales strategies based on demand, competition, and pricing insights.
2. Business Development & Client Relations
Identify, target, and acquire new clients including investors, developers, brokers, and corporate buyers.
Build strong, long-term relationships with key stakeholders, government bodies, real estate consultants, and large buyers.
Oversee client presentations, negotiations, and closing of high-value land deals.
Manage strategic partnerships with brokers, agents, and realty networks.
3. Product Planning & Positioning
Collaborate with land acquisition, planning, and relevant teams to define product offerings and pricing strategies.
Ensure each project has a clear value proposition, pricing structure, and go-to-market plan.
Provide market feedback to guide future land development and investment decisions.
4. Sales Operations & Performance Management
Set performance targets, KPIs, and incentive structures for sales teams.
Track sales metrics, forecast revenue, and report performance to senior leadership.
Implement CRM systems and ensure accurate tracking of leads, opportunities, and conversions.
Ensure compliance with legal, regulatory, and documentation requirements related to land transactions.
5. Marketing Alignment
Work with the marketing team to design campaigns, promotions, and sales materials for land projects.
Oversee events such as investor meets, site visits, launches, and property expos.
6. Financial & Commercial Accountability
Support pricing decisions based on market analysis, cost structures, and profitability targets.
Manage budgets for the sales department and optimize cost-to-sales ratios.
Participate in commercial negotiations to maximize margins and secure favorable terms.
7. Stakeholder Coordination
Collaborate with project development, legal, finance, and operations teams to ensure smooth deal closure.
Serve as the primary point of contact for senior management regarding sales performance and market insights.
