Experience:
Qualification Required:
a. Bachelor’s degree in any discipline or Engineering (Civil/Electrical/Mechanical) or Facilities Management.
b. Minimum 5–8 years of experience in managing high-rise commercial buildings or large-scale complexes.
c. Experience handling technical operations (HVAC, lifts, BMS, etc.).
d. Strong knowledge of building safety and compliance regulations.
e. Familiarity with vendor management, budgeting, and reporting tools.

Operational Management
Oversee all building systems including HVAC, electrical, plumbing, elevators, and fire safety.
Ensure uninterrupted facility services (power, cooling, water supply, etc.).
Supervise technical and housekeeping teams; manage daily checklists and inspections.
Monitor and ensure cleanliness, lighting, and safety in all common and technical areas.
Vendor & Contractor Supervision
Coordinate with outsourced vendors (security, housekeeping, lift, pest control, etc.).
Verify contractor work quality, compliance, and timelines.
Ensure service-level agreements (SLAs) are met.
Maintenance & Preventive Planning
Maintain a preventive maintenance schedule for all mechanical, electrical, and civil systems.
Record and report all repair/maintenance works with documentation.
Ensure proper upkeep of BMS (Building Management Systems).
Safety & Compliance
Ensure compliance with fire safety, electrical, environmental, and building codes.
Conduct regular emergency drills and inspections.
Maintain updated safety documentation, licenses, and vendor insurance.
Reporting & Communication
Submit regular reports on operations, utilities, incidents, and budget forecasts.
Communicate effectively with tenants and address complaints or requests promptly.
Liaise with property owner, developer, or corporate teams on building matters.
Utility Management
Monitor and optimize usage of electricity, water, gas, and backup power.
Coordinate with utility providers and government authorities as required.
