Responsibilities & Context:

1) Project planning & Execution;

  • Lead overall project operations from land development to project handover.

  • Prepare and implement project execution plans, timelines and operational strategics.

  • Monitor construction progress and ensure timely completion of milestones.

  • Coordinate with architect, structural engineers, MEP consultants, contractors and vendors.

  • Ensure proper utilization of manpower, machinery and materials.

  • Identify operational risks and take corrective action proactively.

2) Construction & Site supervision;

  • Supervise all construction activities to ensure quality and compliance with approved drawings and specifications.

  • Conduct regular site inspections and project review meetings.

  • Ensure workplace safety and compliance with construction standards.

  • Verify contractor performance and work progress.

  • Ensure proper material management and wastage control.

3) Financial & Budget Management;

  • Prepare project budget, cost plans and cash flow forecasts.

  • Monitor project expenses and control operational cost.

  • Verify bills, BOQ, contractor payments and supplier invoices.

  • Coordinate with Accounts & Finance department regarding project expenditures and financial reporting.

  • Ensure optimum profitability and financial discipline.

4) Regulatory & Legal Compliance;

  • Coordinate with RAJUK, utility authorities, Govt. agencies and regulatory bodies.

  • Ensure approvals permits, license and legal documents are properly maintained.

  • Monitor compliance with building code, environmental regulations and safety requirement.

5) Procurement & Vendor Management;

  • Supervise procurement planning for construction materials and services.

  • Evaluate vendors, contractors and suppliers.

  • Negotiate contracts and pricing where necessary.

Ensure timely availability of materials and services.

6) Customer & Stakeholder Coordination;

  • Coordinate with landowners, clients, investors and stakeholders.

  • Resolve operational and project related issues professionally.

  • Maintain positive relationship with all project stakeholders.

7) Reporting & Management communication;

  • Prepare daily, weekly and monthly project progress reports.

  • Present project updates to top management.

  • Maintain project documentation, records and operational KPIs.

  • Provide strategic recommendations for project improvement and expansion.
