A Property Acquisition Manager (also called a Product Acquisition Manager) in property management is primarily responsible for identifying, evaluating, and securing new real estate assets to expand a company's portfolio. This role bridges the gap between market research and finalized investment deals.
What You Will Do
Deal Sourcing & Market Research: Actively search for new properties (flats, plots, land, or commercial spaces). This involves monitoring market trends, analyzing competitor activities, and conducting feasibility studies.
Negotiation & Terms: Lead the negotiation of purchase or lease agreements, payment schedules, and commercial terms with property owners, real estate agents, and developers.
Due Diligence: Coordinate the entire evaluation process, including property inspections, assessments, title verification, and zoning checks to ensure the asset meets all physical, legal, and financial criteria.
Relationship Management: Build and maintain networks with brokers, channel partners, and property consultants to ensure a steady pipeline of opportunities.
Financial Analysis: Prepare detailed financial models, revenue forecasts, and investment reports. This includes assessing total costs, property valuation, and potential Return on Investment (ROI).
Legal Compliance: Ensure all transactions comply with local and national regulations, such as government legal procedures and property ownership laws.
