Experience:
Experience Requirements: Minimum 3 years of experience in Building Management.
Additional Requirements:
Age must not exceed 40 years.
Strong communication, coordination, and problem-solving skills.
Ability to work under pressure and handle multiple administrative tasks efficiently.
Knowledge of building maintenance and security infrastructure is essential.
Budget & Vendor Management:
Manage tower maintenance budget, ensuring efficient resource allocation.
Identify, select and supervise vendors for maintenance and support services.
Ensure quality and timely execution of vendor-delivered services.
Safety & Compliance:
Ensure all maintenance and security activities follow safety rules and legal standards.
Monitor and report tower performance, maintenance, and equipment issues.
Job Responsibilities:
Manage overall tower administration and provide support to the owner association and other functional units.
Supervise and ensure effective performance of security and cleaning teams; report to the management regularly.
Maintain strong relationships with law enforcement agencies, government departments, shop owners, and office tenants.
Ensure premises and personnel security by patrolling, monitoring surveillance systems, inspecting buildings/equipment, and controlling access.
Create a safe and comfortable working environment for office staff, market occupants, and visitors.
Coordinate with emergency services (police, fire, ambulance) and ensure strong collaboration during crisis or special situations.
Respond to and manage any unforeseen incidents or situations caused by internal or external factors.
Maintain and update the Security Operations Manual for on-site personnel, including detailed instructions for each post.
Manage all HR-related matters including letters, notices, and compliance documentation.
Maintain proper dress code, attendance policy, use of security equipment, and training requirements for staff.
Assess training needs and monitor implementation of training programs.
Perform any other duties assigned by the management.
