Job Context:
∎ Giant Group is looking for a person who supports and assists in the management of commercial building in accordance with the Management Agreements. He oversees the safety and maintenance of designated properties (Commercial Building) and ensuring that these properties follow all applicable regulations. And also recommend and coordinate the improvements to the property as needed to ensure a safe, functional, and appealing space.
Job Responsibilities:
∎ Manage all aspects of assigned properties including electrical systems, HVAC and structural integrity;
∎ Inspect and arrange maintenance to meet standards;
∎ Schedule and coordinate regular inspections, repairs and maintenance activities;
∎ Ensure compliance with local building codes and safety regulations;
∎ Operation and maintenance of fire detection, protection & firefighting system in the building;
∎ Conduct periodic inspections of the property and tenant spaces to ensure compliance with leases and the proper upkeep of the property
∎ Prepare and execute regular preventive maintenance schedules of all electro-mechanical equipment's in the building;
∎ Assists in the preparation of the annual budget, reporting and financial performance of property;
∎ Ensure that there is 24-hours emergency coverage for the property at all times;
∎ Able to source new tenants and build relationships with prospective clients to expand business opportunities;
∎ Maintain a positive, productive relationship with tenants;
∎ Handle tenant complaints and service requests;
∎ Familiar with the terms of tenant leases;
∎ Ensure that property and lease files are properly maintained and kept up to date in accordance with company policy;
∎ Prepare and maintain appropriate tenant lease files, records, correspondence and file notes;
∎ Advertise and market vacant spaces to attract tenants;
∎ Maintain adequate inventory of all office supplies and contact all vendors when maintenance is required on;
∎ Liaison with different offices like Police Station, Fire Service, City Corporation, PWD, ICDDR,B, Rajuk, LGED, RHD and MES, etc.
∎ Managing and directing whole cleaning and security staff and activities;
∎ Ensure the safety of working people through compliance with Occupational Safety and Environmental Regulations;
∎ Any other task as assigned by the Management time to time.
Additional Requirements:
∎ Age 35 to 45 years
∎ Only males are allowed to apply
∎ Minimum 5 years’ experience in Real Estate/Commercial Building sector;
∎ Highly skilled in project management and technically highly sound to ensure excellent Quality;
∎ Efficient of Email correspondent with tenant and related office;
∎ Should have Positive attitude & devoted to hard work;
∎ Dynamic, proactive, self-motivated and value driven;
∎ Ability to read and interpret technical drawings and schematics related to building systems;
∎ Long term job vision and will act as future leader;
Salary: Tk. 40000 - 45000 (Monthly)
