Responsibilities & Context:

QSS Bangladesh is looking for a responsible and experienced Property Maintenance Vendor Manager to manage and develop our network of maintenance contractors across the United States.

The selected candidate will be responsible for:

• Recruiting and onboarding qualified vendors, technicians, and contractors.

• Contacting HVAC, plumbing, electrical, appliance repair, general maintenance, and other service providers.

• Verifying contractors’ licenses, insurance, certifications, W-9 forms, and vendor documents.

• Explaining company policies, payment procedures, and work-order requirements to vendors.

• Assigning work orders based on location, availability, qualifications, and pricing.

• Negotiating service charges, trip fees, labor costs, and repair estimates.

• Following up with vendors regarding appointments, diagnoses, estimates, completion reports, invoices, and supporting photographs.

• Maintaining accurate vendor records, coverage maps, and performance reports.

• Monitoring vendor performance, communication, response time, service quality, and professionalism.

• Resolving vendor-related issues, delays, cancellations, and client concerns.

• Ensuring all work orders are completed within the required timeline.

• Preparing daily reports on vendor calls, onboarding progress, assigned work orders, pending estimates, and completed jobs.

• Coordinating closely with the operations and property maintenance teams.
