  • A minimum of 12-15 years of relevant professional experience, including at least 7 years serving as a Project Manager on as-cast/fair-faced concrete surface commercial building projects within a reputable real estate organization, will be considered a strong advantage.       

  • Proficiency in AutoCAD is required·        

  • Drawing interpretation (Architectural, Structural & MEP)·        

  • Project Planning (MS Project , Basic Computer Knowledge)·        

  • Knowledge of applicable codes & standards, including BNBC, ACI, ASTM.



Responsibilities & Context:

Job Summary:


The Zone In-Charge will be responsible for overseeing and managing all construction activities within an assigned zone of the project. This includes planning, execution, supervision, quality control, resource management, and coordination to ensure timely and cost-effective project delivery in compliance with safety and quality standards.

Key Responsibilities:

1. Zone Management & Leadership:

  • Act as the Zone In-Charge, taking full ownership of construction activities within the assigned project zone.

  • Lead and supervise site engineers, supervisors, and subcontractors to ensure efficient workflow and productivity.

  • Ensure smooth coordination between different zones and central project management.

2. Construction Execution & Supervision:

  • Oversee execution of deep excavation works, shore protection systems (3–4 basement levels), and high-rise building construction (12+ floors).

  • Ensure all construction activities are carried out as per approved drawings, specifications, and method statements.

  • Monitor daily site operations and resolve technical and execution issues promptly.

3. Planning & Resource Management:

  • Prepare and implement detailed project plans, including scheduling of activities, manpower, materials, and equipment.

  • Optimize utilization of resources to achieve maximum efficiency and minimize delays.

  • Develop and maintain short-term “look-ahead” schedules for effective execution.

4. Equipment & Safety Oversight:

  • Supervise the safe operation and management of heavy construction equipment such as tower cranes and passenger hoists.

  • Ensure adherence to all safety protocols and regulatory requirements on-site.

  • Conduct regular safety inspections and promote a strong safety culture.

5. Quality Control & Assurance:

  • Implement strict quality control measures to ensure compliance with project standards and specifications.

  • Minimize material wastage and rework through proactive monitoring and control.

  • Verify that all incoming materials meet approved BOQ, quality, and compliance requirements.

6. Coordination & Communication:

  • Coordinate with architects, consultants, engineers, contractors, and suppliers for seamless project execution.

  • Conduct regular site meetings to address progress, quality concerns, and technical challenges.

  • Ensure effective communication between stakeholders and site teams.

7. Project Monitoring & Reporting:

  • Track project progress against planned milestones and take corrective actions where necessary.

  • Prepare monthly progress reports, budgets, and performance updates.

  • Participate in project review meetings and present zone-wise updates.

8. Budgeting & Cost Control:

  • Assist in project budgeting, cost planning, and financial monitoring.

  • Review and verify contractor running bills, material bills, and petty cash statements.

  • Support cost optimization initiatives without compromising quality.

9. Contract & Vendor Management:

  • Participate in rate analysis, negotiation, and selection of labor contractors.

  • Evaluate contractor performance and ensure compliance with contractual obligations.
