The Manager – Sales & Marketing at Mars Homes Ltd. is responsible for driving the company's sales and marketing strategies to achieve booking targets and enhance project awareness. The ideal candidate is a dynamic leader with extensive real estate sales, branding, digital marketing, and team management experience. They must be target-driven, customer-focused, and knowledgeable about Bangladesh's land-sharing and premium housing markets.
· Develop and implement comprehensive sales strategies to achieve or exceed booking targets for Mars Homes’ residential and commercial projects.
· Lead and guide the sales team in client negotiations, deal closures, and converting leads into confirmed bookings.
· Regularly supervise and report on lead generation, client follow-ups, site visits, booking progress, and handover processes.
· Plan and execute integrated marketing campaigns (online and offline), including project launches, promotions, and lead-generation initiatives.
· Oversee and optimize digital marketing activities, including social media ads (Facebook), SEO, Google Ads, email marketing, website content management, and landing page optimization.
· Ensure brand consistency across all communication channels, collaborating closely with the creative team and external agencies.
· Oversee the entire CRM lifecycle from initial inquiry through booking and final handover.
· Build and maintain long-term relationships with clients, investors, and landowners to foster loyalty and enhance referral networks.
· Proactively address client concerns and coordinate with the operations team to ensure customer satisfaction.
· Continuously monitor market trends, competitor activities, and pricing strategies to strategically position Mars Homes Ltd.
· Prepare detailed market performance reports and provide actionable recommendations for improving sales performance and brand positioning.
· Recruit, train, and manage a high-performing sales and marketing team.
· Conduct regular team meetings, performance evaluations, and incentive planning to motivate staff and drive performance.
· Bachelor's or Master’s degree in Marketing, Business Administration, or Real Estate Management.
· Minimum of 7–10 years of proven experience in real estate sales and marketing, with a strong preference for experience in land-sharing or premium apartment projects in Dhaka.
· Extensive knowledge of digital marketing, customer journey mapping, and CRM systems.
· Exceptional leadership, communication, and interpersonal skills.
· Proven ability in sales closing and negotiations.
· Proficiency in social media advertising platforms, real estate portals, and digital marketing tools (Meta Ads Manager, Google Analytics, HubSpot CRM).
· Strategic thinker capable of executing plans effectively and efficiently.
· Achievement of monthly and quarterly booking targets.
· Return on investment (ROI) from marketing campaigns.
· Cost per qualified lead (CPL).
· Team performance metrics and conversion ratios.
· Client satisfaction scores and referral rates.
