Responsibilities & Context:

The Marketing Manager – Sales and Marketing will plan and manage marketing activities that help the company grow sales and improve brand awareness. The role includes creating campaigns, working with the sales team, understanding the market, and leading the marketing team.

Key Responsibilities

1. Sales Strategy & Revenue Growth

  • Create and implement sales plans for residential and commercial projects.

  • Achieve sales targets, revenue goals, and clear inventory efficiently.

  • Lead and manage the direct sales team and broker/agent networks.

  • Track and improve the sales process, from generating leads to closing deals.

  • Focus on bulk sales, corporate tie-ups, and institutional sales.

2. Marketing Strategy & Execution

  • Plan and run marketing campaigns for new project launches.

  • Manage online marketing, including Google Ads and property portals.

  • Oversee offline marketing activities, like print ads, events, and exhibitions.

  • Handle branding, brochures, model flat promotions, and CRM-based campaigns.

3. Channel Partner & Broker Management

  • Build and maintain strong relationships with brokers and partners.

  • Set competitive commissions and incentive programs.

  • Organize broker meetings, networking events, and engagement activities.

4. Team Leadership & Performance Management

  • Lead and guide sales managers, marketing managers, and CRM teams.

  • Set performance targets for leads, site visits, conversions, and revenue.

  • Conduct training on products, sales techniques, and negotiation skills.

5. Market Research & Pricing Strategy

  • Study competitor projects, pricing, and market absorption rates.

  • Suggest pricing strategies, payment plans, and promotions.

  • Identify new markets and opportunities for expansion.

 

6. Customer Relationship Management

  • Ensure a smooth customer journey from inquiry to possession.

  • Oversee CRM systems to track leads and monitor conversions.

  • Resolve customer issues and maintain high satisfaction levels.
