Responsibilities & Context:

Job Summary

The Head of Quality Assurance & Compliance is responsible for establishing, implementing, and monitoring quality standards across all construction and fit-out projects. The role ensures compliance with company standards, regulatory requirements, project specifications, and industry best practices. The incumbent will lead quality assurance initiatives, develop policies and SOPs, oversee contractor performance, manage quality audits, and ensure timely project delivery while maintaining the highest standards of workmanship, materials, and safety.

Key Responsibilities

Quality Assurance & Compliance

  • Develop, implement, and continuously improve the organization's Quality Assurance (QA) framework, policies, procedures, and Standard Operating Procedures (SOPs).

  • Establish quality benchmarks, inspection protocols, and performance indicators for all interior construction and fit-out projects.

  • Ensure compliance with applicable building codes, regulations, and standards, including BNBC, ACI, ASTM, and other relevant statutory requirements.

  • Conduct regular quality audits and inspections to verify adherence to company standards and project specifications.

  • Lead root-cause analysis and corrective action initiatives to resolve quality-related issues and prevent recurrence.

Project Quality Management

  • Visit project sites to assess space availability, design requirements, project feasibility, and quality expectations.

  • Review architectural, structural, and interior design drawings to ensure constructability and compliance with quality standards.

  • Monitor project execution activities to ensure workmanship, materials, and installations meet approved specifications.

  • Track project progress and ensure quality objectives are achieved within approved timelines and budgets.

  • Prepare comprehensive project quality reports, audit findings, and management updates.

Materials & Technical Evaluation

  • Possess in-depth knowledge of interior finishing materials, fittings, and fixings, including flooring systems, wall treatments, ceiling systems, joinery works, and decorative finishes.

  • Review and approve material submittals, samples, and mock-ups before implementation.

  • Coordinate testing and certification of materials through recognized universities, laboratories, and accredited institutions to verify compliance with project requirements.

  • Monitor material quality throughout procurement, storage, and installation stages.

Tendering, BOQ & Cost Control

  • Review tender documents, technical specifications, and scope of works.

  • Conduct BOQ analysis, quantity verification, and quality-based cost evaluation.

  • Support procurement and project teams in technical bid assessments and contractor selection.

  • Provide recommendations to management regarding quality risks, value engineering opportunities, and cost optimization measures.

Contractor & Vendor Performance Management

  • Evaluate contractor, subcontractor, and supplier performance based on quality, compliance, productivity, and project delivery metrics.

  • Recommend suitable contractors and vendors for future engagement based on performance assessments.

  • Monitor contractor compliance with contractual quality requirements and company standards.

  • Develop contractor performance scorecards and maintain quality performance records.

Coordination & Stakeholder Management

  • Coordinate closely with architects, consultants, designers, engineers, project managers, contractors, and suppliers to ensure seamless project execution.

  • Facilitate technical meetings, quality reviews, and issue-resolution sessions.

  • Provide guidance and technical support to project teams regarding quality standards and compliance requirements.

Resource & Risk Management

  • Ensure proper allocation of quality resources, inspection schedules, and testing activities.

  • Identify project risks that may impact quality, cost, or schedule and implement mitigation measures.

  • Develop contingency plans to address unforeseen site challenges and maintain project continuity.

Leadership & Continuous Improvement

  • Lead, mentor, and develop the Quality Assurance team.

  • Promote a culture of quality excellence, accountability, and continuous improvement across the organization.

  • Introduce industry best practices, innovative quality control methods, and modern inspection technologies.

  • Prepare periodic quality performance dashboards and strategic reports for senior management.
