Responsibilities & Context:
Job Summary:
The Head of Real Estate Engineering Department is responsible for leading and managing all engineering activities related to planning, development, construction, maintenance, and operation of the organization’s real estate portfolio. This includes overseeing capital projects, building systems, infrastructure upgrades, technical compliance, and coordination with stakeholders such as architects, consultants, and contractors. The role ensures engineering solutions align with strategic real estate goals, budget constraints, sustainability standards, and local regulations.
Key Responsibilities:
- Leadership & Department Management
- Lead, supervise, and mentor a multidisciplinary team of engineers, project managers, and technical staff.
- Develop departmental goals, KPIs, budgets, and performance metrics.
- Oversee staffing, training, and development within the engineering team.
- Engineering Oversight & Technical Management
- Provide engineering expertise across all real estate development and operational projects.
- Ensure the design, construction, and maintenance of building systems (HVAC, electrical, plumbing, structural) meet safety, quality, and efficiency standards.
- Review and approve engineering designs, plans, and specifications.
- Lead feasibility studies, cost analysis, and technical evaluations.
- Capital Projects & Construction
- Plan, manage, and execute capital improvement projects from inception to completion.
- ·Collaborate with architects, consultants, contractors, and internal teams on development and construction.
- Monitor project budgets, timelines, and quality standards.
- Manage risk assessments and resolve technical challenges on-site.
- Facilities & Asset Management
- Oversee engineering aspects of building maintenance and lifecycle planning.
- Implement preventive and corrective maintenance strategies.
- Ensure the reliability and efficiency of mechanical, electrical, and plumbing (MEP) systems.
- Compliance & Sustainability
- Ensure all engineering practices comply with local codes, zoning laws, and safety regulations.
- Promote sustainability, energy efficiency, and green building standards (e.g., LEED certification).
- Stay current with emerging technologies and regulatory changes.
- Stakeholder Communication
- Report progress and technical details to senior management and stakeholders.
- Prepare technical reports, cost estimates, and engineering documentation.
- Liaise with governmental agencies, utility providers, and regulatory bodies as required.
- Liaison Communication with RAJUK
- Maintain liaison activities with RAJUK office belongs to real estate operation.
- Ensure proper documentation (certificates, licenses, Endorsement papers, any other required docs with RAZUK).
