Experience:

• Bachelor in Engineering (BEngg) in Civil Engineering

• 10 to 11 years

• Age 35 to 45 years
• Only Male

• At least 5 years in a senior leadership or GM role, preferably with a real estate company.

• Proven success in delivering large-scale projects and scaling up operations.

• Strong network including regulators, consultants, and developers.

• Lead the initial establishment of the company’s operational, legal, and organizational structures

• Define and execute the company’s strategic plan, including market positioning, service offerings, and competitive edge

• Establish and monitor annual business plans, revenue targets, cost structures, and profit margins

• Report regularly to the board on performance, risk, growth opportunities, and operational issues

• Coordinating with local authorities to obtain necessary permits and scheduling inspections. 

• Managing vendors, contractors, and superintendents, including soliciting bids, negotiating contracts, and monitoring quality standards.

• Overseeing residential construction or rehabilitation projects from concept to final commissioning, ensuring they are completed within budget and on schedule.

• Creating and implementing annual operating and capital budgets, including forecasting expenses and managing cash flow.

• Preparing regular operational reports, including Profit & Loss (P&L) statements, for owners and investors.

• Ensuring the physical integrity of the building, including preventive maintenance schedules for electrical, plumbing, and safety systems.

• Deep understanding of construction life cycles from concept design to final commissioning

• Proven ability to manage complex, multi-stakeholder projects on time and within budget

• Strong command of cost control, scheduling, procurement, and contract administration

• Establishing protocols and acting as the point of contact for emergency situations. 

• Ensure full legal and regulatory compliance in all operational areas.
