• Strong network and knowledge of commercial property markets in Dhaka and other major cities. 

• Proven ability to negotiate with landowners, finalize commercial agreements, and manage franchise relationships. 

• Excellent communication, persuasion, and relationship management skills. 

• Analytical and strategic mindset with proficiency in Microsoft Office Suite and Google Workspace. 

• Highly proactive, field-driven, and results-oriented with strong problem-solving ability.

Site Acquisition & Market Development

• Conduct extensive market mapping and catchment analysis to identify ideal zones for Meena Bazar outlets.

• Evaluate potential sites based on visibility, accessibility, demographics, competition, and commercial viability.

• Perform on-ground assessments and collect data-driven insights on footfall, traffic flow, and local market potential.

• Build and maintain a network of real estate agents, landowners, developers, and local influencers to discover off-market or premium sites.

• Source locations beyond traditional “To Let” listings by developing relationships with key landowners and property holders.

• Prepare comprehensive site feasibility reports, including cost-benefit analysis, rental benchmarks, and return projections.

• Negotiate directly with landowners for lease, purchase, or redevelopment agreements, ensuring favorable commercial terms.

• Coordinate with Legal, Finance, and Project teams for due diligence, documentation, and timely handover of approved sites.

• Influence and convince landowners to repurpose or reconstruct existing structures to meet Meena Bazar’s retail format.

• Maintain a database of potential and rejected properties, tracking market intelligence for future expansion.

• Continuously monitor competitor expansion and location strategies for strategic advantage.

Franchise & Investor Development

• Identify, approach, and onboard potential investors interested in opening Meena Bazar franchise outlets.

• Present franchise opportunities with financial models, business feasibility, and ROI analysis.

• Manage and maintain strong relationships with existing franchise partners to ensure operational satisfaction and brand alignment.

• Coordinate with internal departments (Finance, Supply Chain, Operations, and Marketing) and investors to resolve outlet-level issues raised by franchisees.

• Take timely and proactive steps to ensure all operational, financial, and technical issues at franchise outlets are addressed promptly and efficiently.

• Act as a bridge between franchise investors and internal departments to ensure smooth outlet operations and continuous business improvement.

• Support investors with site selection, documentation, and store opening processes.

• Track and report on franchise outlet performance and recommend improvements for profitability and efficiency.

• Maintain a structured franchise pipeline and investor relationship database for management reporting and decision-making.
