  • Strong managerial, leadership, coordination, decision-making, and problem-solving skills.

  • Skilled in project scheduling and monitoring tools, especially Primavera P6.

  • Ability to work under pressure, manage local project challenges, and ensure timely resolution of pending decisions.

  • Strong customer handling capability with a passion for service excellence and transparent communication.

Responsibilities & Context:

bti is looking for a highly experienced, technically sound, and value-driven General Manager, Construction to lead the planning, execution, governance, and delivery of multiple apartment and commercial building projects. The role will oversee construction activities from structural works through finishing, ensuring timely handover, regulatory compliance, superior quality, safety, cost control, customer satisfaction, and alignment with bti's internal policies and core values.

Key Responsibilities

  • Lead the full lifecycle of building construction projects, including planning, execution, monitoring, quality control, safety, and final handover.

  • Operate and oversee assigned apartment and commercial building projects at structural and finishing stages.

  • Prepare, review, and monitor master work programs based on CPM, using Primavera P6 and other project management tools for panning, tracking, forecasting, and timeline optimization.

  • Guide Project In-charges and site teams through regular project visits, performance reviews, issue resolution, and timely decision-making support.

  • Ensure projects are delivered on time, within approved budget without compromising on quality, safety, workmanship, or structural integrity.

  • Ensure compliance with national building codes, environmental requirements, safety standards, and internal governance policies across all project operations.

  • Implement strong quality assurance and quality control systems through site visits, corrective actions, variance monitoring, and continuous improvement initiatives.

  • Maintain a customer-centric approach by ensuring transparent communication, prompt concern resolution, and project delivery that meets or exceeds client expectations.

  • Identify, analyze, and mitigate project risks; manage change control processes while protecting approved scope, schedule, cost, and quality baselines.

  • Drive value engineering, resource optimization, material variance analysis, inventory control, workforce productivity, and reduction of operational wastage (excess inventory, excess overhead etc.).

  • Analyzing rates / finalizing comparative statements for project-related works based on quality, technical suitability, and competitive pricing and deploying workforce / contractors.

  • Coordinate with Finance / Accounts, Design, CSD, Procurement, HR, Contractors, and other departments to remove bottlenecks and improve project systems.

  • Oversee project safety measures, project merchandising and branding, local issue handling, vendor coordination, and contract governance.

  • Assess project employees when required and arrange regular training for project personnel and workers to improve technical and operational capability.

  • Prepare and present progress reports, dashboards, performance analytics, budget updates, and strategic insights to senior leadership.
