Responsibilities & Context:

We are looking for an experienced Project Manager-Construction to manage and supervise residential and high-rise building projects. The candidate will be responsible for project planning, site execution, quality control, cost management, contractor coordination and timely completion of projects as per approved drawings, specifications and safety standards.

Job Responsibilities

• Plan, organize and manage construction projects from inception to completion within approved budget, timeline and quality standards.

• Supervise and coordinate construction activities for residential, commercial and high-rise building projects.

• Prepare and monitor project schedules, work programs, manpower plans, material requirements and construction budgets.

• Coordinate with architects, structural engineers, MEP consultants, contractors, subcontractors and suppliers.

• Review architectural, structural, electrical, plumbing, MEP and detailed working drawings and ensure proper execution at site.

• Supervise RCC, masonry, plaster, waterproofing, tiling, painting, façade, doors/windows and other finishing works.

• Ensure construction works are executed according to approved drawings, specifications, BOQ and work orders.

• Prepare and review BOQ, cost estimates, rate analysis, material requirements and project budgets.

• Monitor project expenditure, monthly cash flow, material consumption and overall project cost.

• Identify opportunities for cost saving and value engineering.

• Verify contractor/subcontractor measurements and bills and prepare work measurement sheets and payment certificates.

• Review variations, additional works, financial claims and cost proposals related to changes in project scope, drawings and specifications.

• Conduct regular site inspections to monitor progress, productivity, workmanship, quality and safety.

• Prepare daily, weekly and monthly project progress reports for management.

• Ensure proper material testing, quality control, material stacking and wastage control.

• Ensure implementation of site safety procedures, toolbox meetings and safety training.

• Supervise landscaping, interior, steel structure, wooden work and external development works where applicable.

• Manage and resolve technical issues, construction delays and site-level problems.

• Coordinate procurement and delivery of construction materials to ensure uninterrupted project execution.

• Monitor contractor performance and ensure compliance with contractual terms and conditions.

• Maintain proper records of drawings, measurements, correspondence, reports, approvals and site instructions.

• Ensure compliance with Bangladesh National Building Code (BNBC) and applicable construction standards.

• Take overall responsibility for project Time, Cost, Quality and Safety.
