SPACE Apartments is looking for a Manager - MEP to lead the Engineering function and ensure the safe, reliable and efficient operation of all Mechanical, Electrical and Plumbing systems across the property.

The role requires a hands-on engineering leader who can maintain high standards of guest comfort, safety, preventive maintenance, energy efficiency, compliance and asset protection.

Job Responsibilities

Lead daily Engineering and MEP operations of the property.

Ensure uninterrupted operation of electrical, HVAC, plumbing, water supply, drainage, generator, lift, fire protection and other building systems.

Develop, implement and monitor Preventive Maintenance / PPM programs.

Ensure timely response to breakdowns, guest maintenance requests and engineering emergencies.

Conduct regular inspections of guest rooms, public areas, back-of-house areas and plant rooms.

Monitor equipment performance and identify potential failures before they affect operations.

Maintain accurate engineering logs, equipment records, maintenance history and work orders.

Monitor electricity, water and other utility consumption and implement energy-saving measures.

Ensure compliance with applicable fire, electrical, environmental, safety and statutory requirements.

Coordinate with external contractors, suppliers and service providers.

Supervise outsourced maintenance, inspections, testing and repair works.

Prepare engineering budgets, maintenance plans and technical reports.

Control engineering spare parts, tools, consumables and inventory.

Support renovation, installation, upgrading and commissioning projects.

Work closely with Front Office, Housekeeping, F&B, Security, Finance and other departments to resolve operational issues.

Lead, coach and develop Engineering team members through proper training, supervision and performance management.

Maintain a clean, safe and organized engineering workshop, plant room and technical areas.

Support emergency response, fire safety drills and business continuity activities.

Ensure engineering work is completed safely, efficiently and with minimum disruption to guests.

Promote a culture of preventive maintenance, safety, service excellence and accountability.
