Responsibilities & Context:
1. Overall Project Management: Lead and manage the electro-mechanical aspects of real estate projects from design review through installation, testing, commissioning, and handover.
2. Technical Leadership: Provide strategic technical direction and supervision for all electro-mechanical systems, ensuring alignment with project requirements, design intent, and organizational objectives.
3. HVAC Systems: Oversee the design review, procurement, installation, testing, and commissioning of HVAC systems, including VRF, central air-conditioning, ventilation, and exhaust systems.
4. Lift and Escalator Systems: Supervise the planning, procurement, installation, testing, commissioning, and handover of lifts and escalators, ensuring compliance with applicable safety standards.
5. Fire Protection Systems: Oversee the implementation of fire-fighting, fire detection, fire alarm, and related life safety systems in coordination with the relevant departments and authorities.
6. Electrical Systems Coordination: Ensure proper coordination between electrical infrastructure and electro-mechanical systems, including power supply requirements for HVAC, lifts, fire pumps, generators, and other equipment.
7. Mechanical Utility Systems: Oversee the installation and commissioning of pumps, water treatment systems, pressure-boosting systems, ventilation equipment, and other mechanical utilities.
8. Generator and Substation Coordination: Coordinate with the electrical team to ensure the proper integration, installation, testing, and commissioning of generators, substations, and associated electro-mechanical equipment.
9. Design Review and Technical Approval: Review and provide technical recommendations on electro-mechanical drawings, BOQs, specifications, equipment selections, and design submissions.
10. Compliance and Standards: Ensure that all electro-mechanical installations comply with BNBC, applicable Bangladesh regulations, relevant international standards, fire safety requirements, and approved project specifications.
11. Project Planning and Scheduling: Prepare and monitor electro-mechanical execution schedules, ensuring timely completion of activities in line with overall project milestones and handover commitments.
12. Site Supervision and Quality Control: Monitor site execution through regular inspections to ensure workmanship, installation quality, approved materials, and compliance with approved drawings and specifications.
13. Contractor and Consultant Management: Manage and coordinate with MEP contractors, consultants, suppliers, and specialized subcontractors to ensure satisfactory project execution.
14. Procurement and Material Management: Coordinate the technical evaluation, selection, procurement, delivery, and inspection of electro-mechanical equipment and materials in accordance with project requirements.
15. Testing and Commissioning: Oversee the preparation and execution of testing, commissioning, performance verification, and integrated system testing for all electro-mechanical installations.
16. Authority Approvals and Clearances: Coordinate with relevant government authorities and regulatory agencies, including RAJUK, Fire Service & Civil Defence, DESCO, DPDC, WASA, and other concerned agencies, for necessary approvals, inspections, and clearances.
17. Interdisciplinary Coordination: Ensure effective coordination among civil, architectural, electrical, structural, and other engineering disciplines to resolve interface issues and prevent project delays.
18. Technical Problem-Solving: Identify, investigate, and resolve technical challenges, system failures, design discrepancies, and site-related electro-mechanical issues through appropriate corrective measures.
19. Cost Control and Value Engineering: Review project costs and recommend cost- effective, energy-efficient, and technically viable alternatives without compromising quality, safety, or performance.
20. Energy Efficiency and Sustainability: Promote energy-efficient electro-mechanical solutions, including efficient HVAC systems, water-saving technologies, renewable energy integration, and smart building systems.
21. Team Leadership and Resource Allocation: Lead Additional Chief/Deputy Chief Engineers, Assistant Chief Engineers, project engineers, and technical personnel by allocating responsibilities, monitoring performance, and ensuring effective resource utilization.
22. Risk Management and Safety: Identify electro-mechanical project risks and ensure implementation of appropriate safety measures, preventive maintenance requirements, and safe working practices during installation and commissioning.
23. Management Reporting and Decision Support: Prepare and submit periodic progress reports, technical evaluations, project status updates, risk assessments, and recommendations to the Management Team for informed decision-making.
24. Handover, Documentation, and After-Sales Support: Ensure the completion of snag rectification, preparation of as-built drawings, operation and maintenance manuals, warranties, training of facility personnel, and successful handover of electro- mechanical systems to the concerned department.
