Responsibilities & Context

Client Meeting & Requirement Analysis

- Lead client meetings for residential and commercial interior projects.

- Understand client requirements, lifestyle, preferences, budget, expectations and project scope.

- Conduct site visits, site measurements and assess existing site conditions.

- Prepare design briefs and project requirements based on client discussions and site conditions.

- Present and explain design concepts, materials, cost, timeline and project scope clearly to clients.

- Convince and guide clients regarding design solutions, materials, finishes and project requirements.

- Maintain professional communication and client relationships throughout the project.

Interior Design & 3D Visualization

- Develop complete interior design concepts for residential and commercial projects.

- Prepare space planning, furniture layouts and detailed interior design proposals.

- Create 3D models and high-quality photorealistic renders.

- Design living, dining, bedrooms, kitchens, wardrobes, TV units, false ceilings, wall panels and other interior spaces.

- Select suitable materials, colours, textures, furniture, lighting and finishes according to design requirements and budget.

- Present designs to clients and manage design revisions until approval.

- Ensure designs are practical, functional, visually appealing and suitable for execution.

Detailing & Working Drawings

- Prepare detailed interior working drawings for project execution.

- Prepare furniture, kitchen, wardrobe, TV unit and cabinetry details.

- Prepare false ceiling, wall panel, flooring and other interior details.

- Prepare interior elevations, sections and construction details.

- Coordinate architectural, furniture, electrical, lighting and plumbing requirements within the design.

- Ensure all drawings are accurate, properly coordinated and suitable for site execution.

- Provide design and technical clarification to the site and execution team when required.

BOQ, Estimation & Cost Control

- Prepare BOQ (Bill of Quantities) and material quantity requirements for interior projects.

- Assist in project estimation and quotation preparation.

- Prepare material specifications and finish schedules.

- Coordinate with suppliers and vendors to collect material prices, specifications and availability.

- Compare material options based on quality, price and suitability.

- Monitor project costs against the approved BOQ and budget.

- Identify unnecessary cost variations and suggest practical alternatives when required.

Material Selection & Sourcing

- Select appropriate materials, fixtures, fittings and finishes based on design, quality and budget.

- Visit local markets, showrooms and suppliers to identify and source suitable interior materials when required.

- Maintain knowledge of locally available interior materials, products, brands, suppliers and market prices.

- Coordinate material samples and obtain client approval before final selection.

- Coordinate with suppliers and vendors regarding material availability, pricing, quality and delivery.

Project Planning & Execution

- Take overall responsibility for assigned interior projects from initial planning through final handover.

- Prepare and maintain project schedules and execution plans.

- Coordinate with contractors, carpenters, electricians, plumbers, painters and other workers.

- Coordinate material procurement and delivery with the relevant teams.

- Monitor day-to-day project progress and ensure work follows the approved schedule.

- Ensure construction and installation work follows approved drawings, specifications and design standards.

- Identify and resolve design, technical and execution-related problems at the project site.

- Maintain proper coordination between clients, design team, suppliers, contractors and site teams.

Site Supervision & Quality Control

- Conduct regular site visits and inspections throughout project execution.

- Supervise site work and monitor workmanship, materials and finishing quality.

- Ensure dimensions and execution match approved drawings and specifications.

- Identify defects, errors or deviations and ensure corrective action is taken.

- Monitor the quality of materials and finished work.

- Ensure proper site coordination, cleanliness and safe working practices.

- Maintain project quality standards throughout the execution period.

Final Inspection & Project Handover

- Conduct final inspection before project handover.

- Prepare and manage snag/punch lists.

- Coordinate with contractors and workers to complete all outstanding works.

- Ensure all agreed works are completed according to approved design and required quality.

- Coordinate final client inspection and resolve remaining issues.

- Complete necessary project documentation and final handover.

- Ensure a smooth and professional project handover to the client.

Architectural / Exterior Design

- Assist with architectural design, exterior design, façade development and related architectural work when required.

- Coordinate interior and exterior design requirements for residential and commercial projects.

Key Responsibility

- Take full ownership and accountability for assigned projects from client meeting, requirement analysis, design planning, 3D visualization and detailing to material selection, sourcing, BOQ, site execution, quality control and final handover.

Important:

This is not a 3D Designer-only position. The selected candidate must be capable of taking responsibility for the complete interior project lifecycle, including client communication, design, working drawings, material selection and sourcing, BOQ, site supervision, construction coordination and final project handover.
