Responsibilities & Context:
Team Leadership & Management:
Recruit, train, and supervise maintenance staff, including both in-house operatives and external contractors. Manage performance, conduct personal development reviews, and handle disciplinary issues.
Budget & Financial Management:
Monitor maintenance budgets, commitments, and expenditures to ensure cost-effectiveness. Scrutinize invoices and authorize payments for accuracy and value.
Maintenance Strategy & Operations:
Develop and implement effective preventive and reactive maintenance strategies and schedules. Ensure the efficient operation and maintenance of electrical, mechanical, and other critical systems and facilities.
Quality & Compliance:
Conduct site visits, inspections, and surveys to assess the condition of properties and ensure completed works meet required quality standards. Monitor compliance with all relevant health and safety regulations and legislative requirements.
Contract & Vendor Management:
Generate contract documentation, supervise partnering contracts, and ensure vendors adhere to their obligations and statutory compliance.
Technical Expertise:
Provide technical advice and support to staff, troubleshoot complex issues, and contribute to continuous improvement initiatives.
