Educational Requirements:
∎ Minimum Diploma in Electrical Engineering, graduation from related discipline would be preferred.
Experience Requirements:
∎ At least 2 year(s)
Job Responsibilities:
∎ Maintaining a safe and clean environment of the building
∎ Ensure all electrical equipment, generator etc. are always in safe and operational
∎ Check and monitor the physical condition, general upkeep and cleanliness of the building and its surroundings
∎ Identify problems including technical problem, and solve problems and/or take necessary initiatives to solve problems in relation to electrical, civil and mechanical functions
∎ Collect the meter reading of the sub-meters of the tenants on the last date of the same month or first day of the next month maintaining similarity with the DPDC
∎ Scheduling regular building maintenance and janitorial services
∎ Ensuring that occupants are being provided with proper utilities
∎ Collect rent and utility bills from tenants in a timely manner
∎ Oversee security, fire prevention, and other safety systems
∎ Supervise support staff
∎ Manage and supervise employees or contractors as needed to maintain, repair, or improve the property
∎ Provide training for employees under supervision as needed
∎ Evaluate employee performance and provide direction, correction, or additional training to ensure proper maintenance of the building
∎ Resolve complaints, problems, and requests from building tenants
∎ Assist with emergency response and evacuations
∎ Maintain records of tenants including all administrative, MOUs, financials, and legal aspects, in coordination with relevant departments of UCEP Bangladesh
∎ Inspect the building frequently for signs of damage or wear, report to UCEP Management, take actions
∎ Orient tenants/space occupants about related changes in contract provisions/policies adopted by the UCEP Bangladesh management
∎ Maintain updated database (e.g. state of occupancy, maintenance, rent collection etc) readily available on all relevant issues relating to the Cheyne tower
∎ Undertake all relevant activities to facilitate smooth visits/audits to the tower
∎ Maintain all necessary recordkeeping and documentation
∎ Render all necessary assistance and cooperation to auditing and asset/inventory tracking processes
∎ Promote and contribute to ongoing efforts towards gender equity & equality, child/staff protection & safeguard, inclusiveness, accessibility and discrimination free environment in the workplace and operations/activities/plans. In applicable cases, ensure that necessary budget allocation is there and in KPIs these issues are reflected regarding employees under supervision.
∎ Perform any other duties as assigned.
Additional Requirements:
∎ Age at most 35 years
∎ Must have the ability and mentality to 'lead by doing'
∎ Must have the ability and knowledge to wear all prescribed safety equipment including a respirator.
∎ Working knowledge in Direct Digital Controls and Building Automation Controls will be preferred
∎ Working knowledge on the methods, materials, tools and equipment used in the electrical disciplines.
∎ Strong people management and relationship skills
∎ Working knowledge of safety procedures.
∎ Ability to train and supervise support staff.
∎ Ability to plan and schedule work, including determining staff, equipment and supplies needed.
∎ Ability to understand and carry out oral and written instructions.
∎ Good command in Microsoft office.
∎ Must be willing to work varied/extended working hours.
