Educational Requirements:
∎ Bachelor of Business Administration (BBA), Master of Business Administration (MBA)
∎ LLB/LLM, BBA/ Honors, Masters / MBA - from any well reputed University.
Experience Requirements:
∎ 8 to 10 year(s)
Job Responsibilities:
∎ Search for suitable lands for development at target zone primarily decided by the Management.
∎ Build and strengthen relations and develop connections with land owners of prospective target zones and negotiate to close on target compensation with projected profitability to cater lands on Joint Venture Development.
∎ Prepare feasibility study with Rajuk FAR Rule and other conditions of the land in physical and place the same with reasons and calculations to support at the desk of the Management for their decisions.
∎ Has to be very well presented, well conversant in Bangla and English, Has to be polished and confident to represent the company to its highest standards.
∎ Well conversant with all land related legal documentations, laws relating to Deeds and Documentations for residential, commercial etc. locations and lands and be able to clearly understand the ownership chains of any land for joint venture development.
∎ Can draft conditions for joint venture deeds and powers for Joint Venture in line with the Govt. and Rajuk Rules and Real Estate Development Business Market Practices.
∎ Be able to determine market conditions, rates and values of sales and developments, construction costs, finishing standards according to location and prices, Branding standards and ways to uphold and increase the same.
∎ Has to be well conversant with Dhaka Real Estate Development Market Practices, standards, terms, profitability, competitor news and market intelligence, to properly predict and decide on investment with maximum returns.
∎ Has to have very good connections and know-hows at and with - land sources and land brokers, vendors and connections at different Govt. offices including, Rajuk, Land Registry offices, Ministry of works, land and housing.
∎ Must be very conversant with FAR Rules, BSBC Codes, DAP, Conversion rules with locations of Rajuk and Ministries, related JV terms and rules of engagements.
∎ Should have relatively good amount of experience in having to determine - breakeven rules, Costs vs. profitability, Portfolio Management, feasibility to takeover ventures with profitability, negotiation skills to motivate parties with interests including land Owners etc.
Additional Requirements:
∎ Age 32 to 45 years
∎ Only males are allowed to apply
∎ Real Estate & Developer business.
∎ (In the department of land purchase or Joint venture development for new project’s Business development.)
∎ Well groomed, Presentable, Mobile, Outgoing & Smart.
∎ Candidates having relevant work experience in Developer, Builder & Real Estate company can only apply.
∎ Excellent communication & negotiation skill.
∎ Must be a team player, proactive, self-motivated, and willing to take initiative and result oriented.
∎ Able to cope with constant changes under pressure.
