Additional Requirements:
∎ Age at most 55 years
∎ Extensive knowledge of building systems such plumbing, electrical, and HVAC is required.
∎ Excellent management and supervisory skills and five years hands on technical experience in building/facility maintenance and maintenance management and excellent analytical and problem-solving skills are required.
∎ Ability to identify issues and determine repairs that are needed. Ability to plan preventive maintenance schedules for building systems.
∎ Must be able to physically lift 12 KG. Proficient with Microsoft Office Suite or similar software.
∎ At least moderate English speaking/ reading/ writing ability.

Responsibilities & Context:
∎ Job Summary: The Maintenance In-charge/head of maintenance oversees the day-to-day operations of the maintenance department through organizing and managing the schedules and work of maintenance technicians, while advising and assisting in the repairs of electrical, plumbing, heating, ventilation, and air conditioning (HVAC), carpentry, painting, and other building systems. Give technical advice to management proactively and when asked. During emergencies, might be required to work beyond normal working hours.
∎ Job Responsibilities:
∎ • Develops maintenance procedures and schedules.
∎ • Assesses building systems to plan work assignments and project schedules.
∎ • Maintains knowledge of trends, developments, and technological advances in the applicable areas and in the quality control field.
∎ • Identifies and analyses the root cause of issues, bugs, defects, and other problems, particularly when problems recur in multiple areas; recommends and facilitates solutions to these issues.
∎ • Maintains compliance with government and LAMB laws, regulations, guidelines, and policies.
∎ • Evaluates systems or facilities to determine maintenance or repairs that need to be performed.
∎ • Oversee construction/electrical and other work that is carried out by contractors to ensure high quality, standard and plan are met.
∎ • Works with technicians to plan work priorities, obtain necessary supplies, and assess skills needed to complete tasks.
∎ • Prepare calculation of costs and drawings needed of maintenance work for management.
∎ • Advice/recommend/provide opinion on quality of materials to be used for construction and maintenance work.
∎ • Support and advice LAMB management and other departments in technical issues.
∎ • Collaborates with team members to discuss upcoming work assignments; delegates assignments based on team members skills and experience.
∎ • Ensures maintenance and repair work is completely safely, effectively, and in a timely manner.
∎ • Assist LAMB Facilities Officer to prepare maintenance bills (monthly report) for finance
∎ • Ensures and gives priority to LAMB’s access to 24 hr electricity and water supply.
∎ • Assists team members with technical issues or advanced problems with given assignments.
∎ • Tracks and logs workers time, materials, and other resources used for inventory purposes.
∎ • Collaborates with Maintenance, IT, and other appropriate departments to improve processes, practices and quality of service rendered.
∎ • Assists with departmental budget estimates and costs of specific repair projects.
∎ • Any other job assigned by the supervisor/management.

∎ Higher salary can be considered for experienced candidates. Other benefits include medical care at LAMB, provident fund, and festival allowance once per year.
