  • Strong knowledge of land laws, property laws, and registration procedures in Bangladesh.

  • Excellent drafting and negotiation skills.

  • Strong liaison and networking abilities with government offices.

  • Leadership and team management skills.·

  • Analytical thinking and problem-solving ability.

  • High level of integrity and confidentiality.

  • Ability to work under pressure and manage multiple projects.

  • Strong communication skills in both Bangla and English.

  • Field visit readiness for land verification and acquisition.

As part of this expansion, we are inviting applications from dynamic and capable professionals for the position of GM - Legal, Estate & Registration for one of its concerns, Bay Icon International Hotel & Resort Ltd.:

Job responsibilities:

  • Lead and manage all legal matters related to the company’s operations.

  • Draft, vet, and review agreements (land purchase, joint venture, lease, sale deeds, contractor agreements, etc.).

  • Ensure compliance with all applicable laws, rules, and regulations (land laws, real estate laws, company law, tax-related matters).

  • Laise with external lawyers, legal consultants, and regulatory authorities.

  • Handle legal notices, disputes, litigation, and arbitration cases.

  • Provide legal opinions and strategic advice to management.

  • Oversee land sourcing, due diligence, and acquisition processes.

  • Verify land ownership, title, and documentation (CS, RS, SA, BS records, mutation, khatian, etc.).

  • Ensure proper land measurement, demarcation, and boundary verification.

  • Maintain relationships with landowners, brokers, and local authorities.

  • Supervise estate management activities and resolve land-related issues.

  • Ensure smooth registration of land, flats, and related properties.

  • Coordinate with sub-registry offices for timely deed registration.

  • Supervise preparation and execution of deeds (Sale Deed, Agreement for Sale, Power of Attorney, etc.).

  • Ensure proper stamp duty and registration fee compliance.

  • Maintain accurate records of all registered documents.

  • Identify legal and land-related risks and propose mitigation strategies.

  • Conduct legal due diligence for all projects and investments.

  • Ensure projects are free from legal encumbrances before development.

  • Lead and manage the Legal, Estate, and Registration team.

  • Coordinate with Sales, Engineering, Finance, and Admin departments.

  • Monitor team performance and ensure timely completion of tasks.

  • Maintain strong liaison with government offices (RAJUK, Sub-Registrar Office, Land Office, City Corporation, etc.).

  • Follow up on approvals, clearances, and documentation.

  • Ensure compliance with government policies and regulatory frameworks.

  • Prepare regular reports on legal cases, land status, and registrations.

  • Maintain proper filing and documentation systems (physical & digital).

  • Keep management updated on legal risks and project status.
