Experience:
B.Sc. in Electrical, Mechanical, Civil, Mechatronics, or Building Services Engineering from a recognised university.
Candidates with relevant postgraduate qualifications or professional training in Facilities Management, Engineering Management, Project Management, Energy Management, Fire Safety, or Occupational Health and Safety will be given preference.
Experience Requirements:
Minimum 15 years of progressively responsible experience in facilities management, engineering operations, building services, or maintenance management.
At least 5 years of experience in a senior leadership position such as Facilities Manager, or Maintenance Manager, or an equivalent role.
Candidates must have experience managing multidisciplinary engineering and maintenance teams in large clubs, five-star hotels, hospitals, commercial complexes, shopping malls, mixed-use developments, corporate facilities, industrial establishments, or similar large institutions.
Proven experience in preventive maintenance, asset management, vendor management, contractor supervision, budget preparation, project execution, emergency response, and regulatory compliance is essential.
Additional Requirements:
Strong technical knowledge of electrical systems, substations, transformers, HT/LT distribution, generators, switchgear, ATS/AMF panels, UPS systems, and earthing systems.
Strong knowledge of HVAC systems, including chillers, VRF/VRV systems, ventilation, exhaust, cooling towers, pumps, and controls.
Sound knowledge of plumbing, sanitary, drainage, sewerage, water-treatment, sewage-treatment, pumping, and utility systems.
Practical understanding of civil, structural, architectural, waterproofing, and finishing works.
Knowledge of fire-detection, fire-alarm, firefighting, hydrant, sprinkler, suppression, emergency-lighting, and evacuation systems.
Knowledge of lifts, elevators, BMS, CCTV, access control, public-address systems, and low-voltage systems.
Experience with kitchen equipment, refrigeration, cold rooms, LPG systems, swimming pools, filtration systems, gym equipment, and recreational facilities will be preferred.
Ability to read and interpret engineering drawings, single-line diagrams, layouts, manuals, technical specifications, and bills of quantities.
Experience preparing budgets, maintenance forecasts, replacement plans, technical evaluations, and management reports.
Familiarity with digital reporting, asset-management systems, and maintenance dashboards.

Job Context:
Gulshan Club Limited is seeking a highly experienced, proactive, and technically competent Facilities & Maintenance Manager to lead the Club’s engineering, maintenance, utilities, and infrastructure operations.
The successful candidate will be responsible for ensuring that all buildings, engineering systems, utilities, equipment, recreational facilities, and supporting infrastructure remain safe, reliable, efficient, and fully operational. The position requires strong technical expertise, leadership capability, service orientation, and the ability to manage a complex facility operating seven days a week.
Job Responsibilities:
Lead and manage the Club’s Facilities, Engineering, and Maintenance Department.
Develop and implement comprehensive preventive, predictive, corrective, and emergency maintenance programmes.
Ensure uninterrupted operation of the Club’s electrical, mechanical, civil, plumbing, HVAC, fire safety, utility, and building-service systems.
Manage electrical substations, transformers, HT/LT distribution systems, switchgear, distribution boards, generators, ATS/AMF panels, UPS systems, earthing, lightning protection, and power-quality systems.
Oversee HVAC systems, including chillers, VRF/VRV systems, package units, split air conditioners, ventilation systems, kitchen exhaust systems, fresh-air systems, and associated controls.
Supervise plumbing, water-supply, drainage, sewerage, sanitary, pumping, booster-pump, sump-pump, water-treatment, and sewage-treatment systems.
Manage civil maintenance, including structural repairs, waterproofing, roofing, masonry, plastering, painting, flooring, ceilings, carpentry, aluminium, glass, doors, windows, roads, pavements, and finishing works.
Ensure the proper operation and maintenance of lifts, elevators, automatic doors, access-control equipment, and other vertical-transportation systems.
Oversee swimming pools, filtration plants, water-quality systems, fountains, irrigation systems, landscaping utilities, gym equipment, sports facilities, and recreational infrastructure.
Manage kitchen and food-service engineering equipment, including cold rooms, refrigerators, freezers, ice machines, ovens, cooking equipment, dishwashers, grease traps, kitchen exhaust hoods, LPG systems, and related safety equipment.
Ensure that fire-detection, fire-alarm, firefighting, hydrant, sprinkler, suppression, emergency-lighting, and evacuation systems remain fully operational and compliant.
Coordinate the maintenance of CCTV, public-address systems, intercoms, access-control systems, Building Management Systems, networking infrastructure, and other low-voltage systems in collaboration with the IT and Security Departments.
Conduct regular inspections of all Club buildings, facilities, plant rooms, rooftops, basements, kitchens, recreational areas, and utility spaces.
Identify technical risks, recurring defects, infrastructure weaknesses, and safety hazards, and recommend practical corrective measures.
Develop and maintain an updated asset register covering all major equipment, machinery, systems, warranties, technical specifications, service histories, and replacement requirements.
Prepare annual operating and capital-expenditure budgets for maintenance, repairs, replacements, upgrades, and infrastructure-development projects.
Monitor and control maintenance expenditure while ensuring quality, safety, reliability, and value for money.
Manage annual maintenance contracts, service agreements, contractors, consultants, suppliers, and technical vendors.
Prepare scopes of work, technical specifications, bills of quantities, tender requirements, comparative statements, and technical evaluations.
Verify the quality and completion of vendor and contractor work before recommending payment.
Monitor the consumption of electricity, water, gas, LPG, diesel, and other utilities, and implement energy- and resource-efficiency initiatives.
Establish maintenance KPIs, equipment-performance indicators, response-time standards, downtime reports, and periodic management reports.
Maintain complete maintenance logs, inspection reports, equipment histories, incident reports, SOPs, checklists, drawings, manuals, warranties, and compliance records.
Introduce and manage a Computerised Maintenance Management System or equivalent digital maintenance-tracking system.
Develop emergency-response procedures for power failure, equipment breakdown, flooding, fire, gas leakage, water-supply interruption, lift entrapment, and other facility-related emergencies.
Remain available to respond to critical breakdowns and operational emergencies outside regular office hours when required.
Recruit, train, supervise, schedule, evaluate, and develop electricians, plumbers, HVAC technicians, civil-maintenance personnel, mechanics, helpers, and other technical staff.
Ensure that maintenance personnel follow proper safety procedures, use appropriate personal protective equipment, and maintain professional conduct within member areas.
Coordinate closely with Club management and all operational departments to plan maintenance work with minimum disruption to members, guests, events, restaurants, sports facilities, and Club services.
Support renovation, refurbishment, expansion, and infrastructure-improvement projects from planning through execution and handover.
Ensure compliance with applicable laws, BNBC requirements, Fire Service and Civil Defence requirements, environmental regulations, occupational-health and safety standards, and Club policies.
Perform any other facilities, engineering, maintenance, safety, or infrastructure-related responsibilities assigned by the management.
