  • Minimum 5 to 10 years of relevant experience in land acquisition, property development, or real estate-related activities.

  • Additional qualifications in Land Management, Real Estate, or Business Administration will be considered an advantage.

  • Practical experience in dealing with government authorities and land documentation processes will be highly preferred.

  • Candidates having prior experience working with Purbachal-based real estate or land development companies will be given preference.



Responsibilities & Context:

Innovative Holdings Ltd. is inviting applications from highly experienced, strategic, and result-oriented professionals for the position of Director of Purchasing (Land & Property). This is a senior leadership role responsible for managing land acquisition, procurement, legal due diligence, and property-related documentation for the company's land and real estate development projects.

The selected candidate will provide strategic leadership to the land procurement division and oversee all activities related to land acquisition, ownership verification, legal compliance, and government liaison to support the company's business expansion and development goals.

Key Responsibilities

  • Lead, develop, and execute the company's overall land procurement and acquisition strategy aligned with business expansion goals.

  • Provide end-to-end supervision of land development projects, managing all land-related matters and ensuring smooth operational workflows.

  • Thoroughly verify and validate ownership documents, title deeds, Bia Deeds, and other related legal papers to ensure clear and trouble-free ownership.

  • Provide expert legal opinions and recommendations on complex land and corporate matters to safeguard the organization's interests.

  • Oversee the drafting, review, and compliance of various legal instruments, including Deeds of Sale, Sale Agreements, Allotment Agreements, Plot Sale Agreements, Memorandums of Understanding (MOU), and Joint Venture (JV) Agreements.

  • Manage the execution of Power of Attorney (POA), Partition Deeds, Mortgage Deeds, Gift Deeds, and Affidavits.

  • Maintain strong liaison and smooth correspondence with relevant government authorities, including Sub-Registrar Offices and AC Land Offices.

  • Supervise the collection and processing of No Objection Certificates (NOCs) and other necessary approvals if needed.

  • Oversee physical land surveys, boundary demarcation, asset transfer processes, registrations, and name mutation activities.

  • Actively manage and advise on Civil, Criminal, and Labour court cases involving the company, including land disputes, encroachment issues, and ownership claims.

  • Build, mentor, and lead a high-performing procurement, land survey, and legal acquisition team.

  • Prepare strategic reports, land bank forecasts, and critical risk assessment reports for top management and the Chairman.
