Responsibilities & Context:
  • Document Drafting and Review: Drafting, reviewing, and editing various legal documents, such as purchase and sale agreements, lease agreements for residential and commercial properties, deeds, mortgage contracts, and financing statements.

  • Legal Research and Analysis: Conducting thorough legal research on real estate laws, regulations, zoning ordinances, land use issues, and property rights to build strong arguments and advise clients effectively.

  • Due Diligence: Performing comprehensive due diligence before property acquisitions or leases. This involves examining and verifying all documents related to the land, including title deeds, ensuring clear ownership, assessing environmental reports, and identifying potential legal risks or encumbrances.

  • Client Consultation and Advice: Providing legal advice to clients on property-related matters, potential risks associated with transactions, tax implications, and development regulations. This often involves managing client expectations and maintaining regular communication.

  • Negotiation: Assisting in the negotiation of the terms and conditions of real estate deals and contracts to ensure the client`s interests are protected and optimal results are achieved.

  • Transaction Facilitation and Closings: Facilitating real estate closings and ensuring all necessary legal documents are properly prepared, executed, and filed with relevant government agencies (e.g., sub-registry offices).

  • Regulatory Compliance: Ensuring that all real estate transactions and projects comply with local, state, and federal property laws and building codes.

  • Administrative Duties: Maintaining organized client files and records of transactions, managing deadlines, and assisting senior team members with various administrative tasks
