  • Strong knowledge of local land laws and property registration process.

  • Strong negotiation and communication skills.

  • Knowledge of land documentation and legal procedures.

  • Ability to handle multiple land deals simultaneously.

  • Good networking and relationship management skills.

  • Proficiency in MS Office and documentation management.



Responsibilities & Context:
  1. Land Identification & Feasibility

    • Identify potential land suitable for residential, commercial and industrial projects.

    • Conduct preliminary site visits and assess land suitability.

    • Evaluate location, access, zoning regulations, and infrastructure availability.

  2. Negotiation & Acquisition

    • Negotiate land price and terms with landowners.

    • Prepare land proposals and present to management for approval.

    • Finalize agreements and ensure timely execution of sale deeds.

  3. Legal & Documentation

    • Verify land ownership documents (Title Deed, CS/RS/SA records, Mutation, Khatiyan, etc.).

    • Coordinate with legal team for due diligence.

    • Ensure land is free from encumbrances and disputes.

    • Follow up registration and mutation processes.

  4. Government & Authority Liaison

    • Maintain liaison with local land offices, sub-registrar office and relevant authorities.

    • Ensure compliance with local land laws and government regulations.

  5. Coordination & Reporting

    • Coordinate with engineering, planning, and finance departments.

    • Maintain updated land bank database.

    • Submit regular progress reports to management.

  6. Risk Assessment

    • Identify legal, financial, and operational risks related to land purchase.

    • Suggest mitigation strategies.
