Responsibilities & Context:
∎ Land Acquisition Strategy Development :Develop and implement strategies for identifying and acquiring suitable land parcels that align with the company’s growth objectives.

∎ 2. Market Research and Analysis: Conduct thorough market research to identify trends, emerging opportunities, and potential challenges in land acquisition.  -Analyze zoning regulations, land use policies, and local real estate market conditions.

∎ 3. Property Evaluation :
∎ Evaluate potential land parcels for development, considering factors such as location, environmental impact, legal constraints, and financial viability.
∎ Prepare feasibility studies and financial analyses to support acquisition decisions.
∎ 4. Relationship Management :
∎ Establish and maintain relationships with landowners, brokers, real estate agents, and public officials to facilitate land acquisition opportunities.  -
∎ Network within the industry to stay informed about new land listings and upcoming development projects.
∎ 5. Negotiation:
∎ Negotiate purchase agreements, easements, and other contracts related to land acquisition.
∎ Ensure that transactions are structured to protect the company's interests while fostering positive relationships with sellers.
∎ 6. Project Collaboration:
∎ Work closely with internal teams such as legal, finance, and development to ensure all aspects of the acquisition process are covered.
∎ Collaborate with project managers and architects to align land procurement with development plans.
∎ 7. Compliance and Due Diligence:
∎ Oversee the due diligence process for acquired properties, ensuring compliance with all regulatory requirements and company policies.
∎ Assess environmental assessments, title searches, and surveys as part of the due diligence process.
∎ 8. Reporting and Documentation:
∎ Prepare reports and presentations for senior management regarding potential acquisitions and overall land procurement strategies.
∎ Maintain accurate records of land acquisitions and related documentation.
∎ 9. Budget Management:
∎ Manage the budget for land procurement activities, ensuring cost-effective purchasing strategies and adherence to financial guidelines.
∎ 10. Team Leadership:
∎ Lead and mentor a team of procurement professionals, providing guidance and support in the acquisition process.
