- Bachelor's degree in business administration or the related field preferred.
- Bachelor's degree in any discipline or Engineering (Civil/Electrical/Mechanical) or Facilities Management.

- Oversee all building systems including HVAC, electrical, plumbing, elevators, and fire safety.
- Ensure uninterrupted facility services (power, cooling, water supply, etc.).
- Supervise technical and housekeeping teams; manage daily checklists and inspections.
- Monitor and ensure cleanliness, lighting, and safety in all common and technical areas.
- Coordinate with outsourced vendors (security, housekeeping, lift, pest control, etc.).
- Verify contractor work quality, compliance, and timelines.
- Ensure service-level agreements (SLAs) are met.
- Maintain a preventive maintenance schedule for all mechanical, electrical, and civil systems.
- Record and report all repair/maintenance works with documentation.
- Ensure proper upkeep of BMS (Building Management Systems).
- Ensure compliance with fire safety, electrical, environmental, and building code:
- Conduct regular emergency drills and inspections.
- Maintain updated safety documentation, licenses, and vendor insurance.
- Submit regular reports on operations, utilities, incidents, and budget forecast:
- Communicate effectively with tenants and address complaints or requests pr
- Liaise with property owner, developer, or corporate teams on building matters.
- Monitor and optimize usage of electricity, water, gas, and backup power.
- Coordinate with utility providers and government authorizes as required.
- Experience handling technical operations (HVAC, lifts, BMS, etc.).
Responsibilities & Context: Main Responsibility
Serve as the primary point of contact for customers, ensuring smooth day to day property operations in accordance with SPML SOPs and checklists. Deliver exceptional customer service with a Concierge Mindset. Oversee property the deployed loss prevention and housekeeping teams. Coordinate with vendors and the SPME head office to ensure timely bill payments and collections.
Major Responsibilities
- Maintain strong relationships with allotters through regular interactions, personalized support, and addressing their concerns promptly.
- Conduct daily team meetings to ensure clear communication, task coordination, and efficient workflow.
- Implement comprehensive safety training programs for FM personnel, including first aid, fire safety, and earthquake evacuation drills to ensure expected level of performance.
- Professionally address and resolve customer complaints and concerns in a timely manner.

- Oversee and coordinate regular building maintenance and repair activities.
- Manage and supervise cleaning and security staff and their activities.
- Develop and implement emergency protocols and procedures.

- Conduct regular building inspections and prepare detailed reports.

- Respond promptly to tenant inquiries, resolving issues efficiently.
