Responsibilities & Context:
A BMS technician is often referred to as a "building detective" because they bridge the gap between hardware, software, and MEP (Mechanical, Electrical, and Plumbing) systems. Their daily tasks generally involve:
System Monitoring: Observing building performance through centralized computer dashboards and responding to system alarms.
Hardware Maintenance: Calibrating sensors, repairing field devices, and ensuring Direct Digital Controls (DDC) panels communicate properly.
Troubleshooting: Diagnosing communication faults (e.g., BACnet, Modbus) and resolving issues within air handling units (AHUs), chillers, and lighting systems.
Energy Optimization: Adjusting control sequences to reduce overall power consumption while maintaining occupant comfort.
