Job Responsibilities:
∎ Construction and Business Development:
∎ Manage all activities throughout the feasibility, program development, design, engineering, and construction process to ensure the timely and successful completion of the Project.
∎ Cohesions with architects and other consultants and conduct regular project team meetings, reviewing progress, designs, and plans, monitor project schedules.
∎ Negotiate construction contracts, working with in-house construction supervisors to coordinate field activities during construction, preparing and monitoring punch lists, and coordinating all tasks necessary for occupancy.
∎ Prepare and submit the pre-construction planning process including evaluation of proposed sites, the survey of existing mechanical systems, establishing the scope of work, formulating work plans, and developing cost estimates and project schedules.
∎ Prepare and submit development budgets of project, and monitor project expenses to ensure that costs conform to project budget.
∎ Use professional expertise to provide technical support to the administration and consulting architects and engineers during the design and construction phase of projects.
∎ Ensure completion of all post-construction requirements for occupancy, time to time inspection by regulatory authorities including obtaining all sorts necessary approval from RAJUK and other regulatory authority with other legalistic confirmations and certification where necessary.
∎ 2.Conducting Market Research :
∎ Lead and Coordinate the marketing staff on real estate product sales and customer service. Analyze sales statistics gathered by staff to determine sales potential and inventory requirements and monitor the preferences of customers.
∎ Carry out market research to gain a clear understanding of what a customer really wants.
∎ Identify new business and market opportunities.
∎ Develop efficient marketing techniques.
∎ Developing Market Strategy :
∎ Responsible for developing plot and flat marketing for the organization.
∎ Promote products and services to the target market with an aim of increasing its sales volumes.
∎ 3.Customer Relationship Management:
∎ Work with clients/users to ensure that projects are programmed to meet the scope, schedule, and budget needs of clients; communicate regularly with clients to ensure shared expectations of project delivery.
∎ Efficiently perform the function of customer relationship management.
Additional Requirements:
∎ Age 30 to 40 years
∎ Only males are allowed to apply
∎ Excellent command of English & Bangla.
∎ Computer proficiency in MS-Word & MS-Excel and Powerpoint with English & Bangla typing is a must.
∎ Interpersonal skills to deal effectively with individuals and groups at all levels of the organization as well as outside architects, engineers, and contractors. Must be able to resolve conflict among construction needs/requirements of construction personnel effectively.
∎ Administrative and organizational skills to manage multiple projects of moderate scope. Must be able to effectively oversee all aspects of the design/construction process and steer projects to a successful conclusion within tight timeframes.
∎ Ability to lead projects, generates excellent service from collaborators, and meets the changing needs and market demand.
∎ Specialized expertise in aspects of building design and construction compliance with building code and RAJUK regulations.
∎ Capable to prepare a yearly development plan and financial budget and submit to Managing Committee for approval.
