The Assistant Manager – Land Sales will be responsible for driving sales of Doreen Developments Limited’s land development projects, including residential, commercial, and mixed-use plots. The role involves managing high-value land transactions, coordinating broker and channel networks, supporting strategic sales planning, and ensuring compliance with company policies and regulatory requirements. The incumbent must possess strong market knowledge, negotiation skills, and the ability to manage complex land sales processes in the Bangladesh real estate context.
Key Responsibilities -
· The Assistant Manager – Land Sales will be responsible for achieving project-wise land sales targets in alignment with approved sales plans, pricing strategies, and revenue objectives of the company.
· The role requires identifying and developing potential buyers, including individual investors, developers, corporate clients, and institutional customers, through broker networks, field activities, referrals, and direct contacts.
· The incumbent will conduct detailed client briefings and land site visits, explaining land location advantages, zoning, development potential, access, and future value proposition to support informed buying decisions.
· The Assistant Manager will lead commercial negotiations on land pricing, payment structures, booking terms, and timelines, ensuring alignment with company-approved policies and safeguarding organizational interests.
· The role includes managing and strengthening broker and channel partner relationships, monitoring their performance, and ensuring ethical and compliant sales practices.
· The incumbent will coordinate closely with legal, CRM, accounts, and documentation teams to ensure accurate booking, agreement execution, registration readiness, and smooth transaction closure.
· The Assistant Manager will monitor land market trends, competitor pricing, buyer demand, and absorption rates, and provide structured market intelligence to management for strategic decision-making.
· The role involves supporting land-focused marketing initiatives, including project launches, exhibitions, investor meetings, and promotional campaigns, in coordination with the marketing team.
· The incumbent will prepare regular sales performance reports, pipeline updates, revenue forecasts, and customer feedback summaries for senior management review.
· The position requires overseeing post-sales follow-up, including payment tracking, documentation completion, and coordination for land handover where applicable.
· The Assistant Manager will guide and support junior sales executives and field staff, sharing land sales knowledge, negotiation practices, and compliance standards.
