To lead and execute market research, customer insight generation, competitive analysis, and investment feasibility studies that support strategic branding, marketing, and business decisions of ZDSL’s real estate projects in Bangladesh.
Key Job Responsibilities
Market Research & Customer Insight
Conduct door-to-door customer feedback collection in project areas and targeted markets.
Perform in-depth real estate market research (residential & commercial) across Dhaka city.
Analyze customer demand, buying behavior, affordability range, and payment preferences (installment, booking money, down payment).
Identify customer expectations regarding location, design, amenities, handover timeline, and legal security.
Competitive & Industry Analysis
Analyze competitor real estate companies in the same industry (pricing, product positioning, construction quality, amenities, branding strategy).
Prepare benchmarking reports comparing ZDSL projects with competitor offerings.
Monitor real estate industry trends, market risks, and opportunities in Bangladesh.
Financial, Investment & Feasibility Analysis
Conduct profit and loss (P&L) analysis of ongoing and proposed projects.
Perform investment analysis and project feasibility studies for new developments.
Identify and analyze the key question: “Why should customers invest to Zubion?”
Evaluate ROI, project risk, market sustainability, and long-term investment value.
Cost & Raw Materials Analysis
Analyze raw materials price trends (cement, rod, sand, brick, tiles, fittings, etc.) in the Bangladeshi construction market.
Assess cost variation impact on project profitability.
Support management with cost optimization and pricing strategy recommendations.
Customer Feedback, Problem Identification & Solution
Collect, analyze, and interpret customer feedback from sales, site visits, and CRM sources.
Identify recurring customer concerns and propose practical, market-driven solutions.
Coordinate with Sales, Engineering, CRM, and Procurement teams to address customer-centric issues.
Idea Generation & Strategic Support
Generate new business ideas for branding, marketing campaigns, project concepts, and value-added offerings.
Support branding strategy through data-driven insights and research reports.
Assist senior management in strategic decision-making through presentations and analytical reports.
Bangladesh Real Estate–Specific Responsibilities
Analyze location-based demand ( e.g. Bashundhara, POHS, Jolshiri, Uttara)
Study customer perception regarding legal compliance, land ownership clarity, RAJUK approval, and handover assurance.
Monitor government policies, housing finance trends, and market regulations affecting real estate.
Support project positioning based on local socio-economic and demographic factors.
Leadership & Reporting
Guide junior team members and field researchers.
Prepare weekly, monthly, and project-based research and analysis reports.
Coordinate cross-functionally to ensure research findings are implemented effectively.
