Job Responsibilities:
∎ Developed asset management plans with property management outlining strategy that drove annual budget for each property.
∎ Designed and executed asset management procedures and processes to maintain control and to monitor the accountability, maintenance and contracts.
∎ Planned and managed projects in support of Asset Management and security increasing the accuracy of accountability.
∎ Designed and executed asset management procedures and processes to maintain control and to monitor the accountability, maintenance and contracts.
∎ Coordinated Asset Management efforts and advised upper management on best practices and recommended policies and procedures for Asset Management.
∎ Managed legal, operational, and valuation consultants to execute asset management and disposition strategies on portfolio directives.
∎ Negotiated service level agreements, teamed up with cross-functional departments to implement corporate asset management programs and practices.
∎ Drafted narrative specifying Asset Management recommendations for new projects presented to the Investment Committee.
∎ Report on return on asset to management committee.
∎ Prepare and review timely asset management reports.
∎ Prepare regular investment reports, risk assessments of investments.
∎ Make timely recommendations for mitigating strategies and risk rating changes.
∎ Monitor asset and fund compliance with regulatory requirements.
∎ Monitor and report changes in the risk profiles of individual assets in the portfolio.
∎ Monitor accounts and report on fixed asset and deferred charge asset.
∎ Prepare analysis, record and report asset transactions for financial records.
∎ Manage and monitor team performance.
∎ Execute corrective measures when early warning signs exist on performance issues.
∎ Organize and lead meetings with key stakeholders to review accounts.
∎ Regularly research market trends and changes that may impact managed assets.
Additional Requirements:
∎ Age 30 to 35 years
∎ Candidate with at least five years of work experience in different areas and 3 years of experience in asset management
∎ Wide breadth of experience in resolving business issue through technical service.
∎ The candidate should have combination of strong knowledge in finance and accounting of asset management.
∎ Understanding of standards like the ISO 55000 (The International Standard for Asset Management) .
∎ Understanding of IP or patent law.
∎ The Asset Manager should have excellent parallel taskers with strong organizational and analytical skills and good attention to detail.
∎ Critical thinking, adaptability and time management.
∎ Industry knowledge (Cement, Ready-mix, Poly fiber, Shipping Line, consumer commodity, IT and other business)
∎ Planning and asset management skills.
∎ Asset valuation skills.
∎ Budget management skills.
∎ People & process management skills.
∎ Excellent oral and written communication.
∎ Ability to build strong relationships.
∎ Critical problem-solving skills and root cause analysis
