Land share businesses often involve innovative models like joint ventures between landowners and developers, community land trusts, fractional ownership structures, or profit-sharing arrangements. Interns gain exposure to complex transactions requiring coordination between multiple parties with different objectives and timelines.

Job Overview:

A Sales Intern in the land share business supports the sales team in identifying opportunities, engaging potential clients, and facilitating transactions involving shared land ownership, development rights, or collaborative land use arrangements.

Core Responsibilities:

  • Lead Generation & Research: Conduct market research to identify potential landowners, developers, investors, or organizations interested in land sharing arrangements. Build and maintain databases of prospects, track market trends, and monitor competitor activities in the land development and shared ownership space.

  • Client Engagement Support: Assist senior sales professionals in preparing presentations, proposals, and pitch materials for potential clients. Participate in client meetings, site visits, and property tours to understand client needs and learn the sales process firsthand.

  • Administrative & Documentation: Maintain accurate records in CRM systems, prepare sales reports, and track pipeline progress. Support contract preparation, coordinate with legal and finance teams, and ensure all documentation meets compliance requirements for land transactions.

  • Market Analysis: Analyze land parcels for development potential, zoning regulations, and market valuations. Research comparable transactions, demographic trends, and area growth patterns to support sales strategies and client recommendations.

  • Relationship Building: Develop relationships with landowners, developers, real estate agents, and other stakeholders in the land development ecosystem. Attend industry events, networking functions, and community meetings to expand the business network.

  • Sales Process Learning Shadow experienced sales professionals to understand the full sales cycle from prospecting through closing. Learn negotiation techniques, deal structuring, and how to navigate complex multi-party land arrangements.
