Responsibilities & Context:

1. ROLE OVERVIEW

The Senior Executive / Assistant Manager – Sales will be responsible for driving property sales, managing client relationships, and supporting revenue growth for residential and land development projects under Oriental Real Estate. The role requires a proactive, target-driven individual with strong negotiation and closing capabilities.


2. KEY RESPONSIBILITIES

🔹 Sales & Revenue Generation

  • Achieve monthly and quarterly sales targets for apartments, plots, and real estate projects

  • Identify and pursue new sales opportunities through networking, referrals, and direct outreach

  • Conduct site visits, property presentations, and client meetings

  • Convert leads into confirmed bookings and ensure timely deal closures


🔹 Client Relationship Management

  • Build and maintain strong relationships with high-value clients and investors

  • Provide detailed project information, pricing, and investment insights

  • Handle client queries, objections, and negotiations professionally

  • Ensure high levels of customer satisfaction and repeat business


🔹 Lead Management & Business Development

  • Generate leads through digital platforms, events, and personal networks

  • Maintain and update CRM systems with accurate client data

  • Follow up on all inquiries and prospects in a timely manner

  • Develop partnerships with brokers, agents, and corporate clients


🔹 Market Intelligence

  • Monitor real estate market trends, competitor pricing, and demand patterns

  • Provide feedback to management on customer preferences and pricing strategies

  • Identify new opportunities for project positioning and sales growth


🔹 Sales Operations & Documentation

  • Assist in preparation of sales documentation, booking forms, and agreements

  • Coordinate with legal, finance, and project teams for smooth transaction processing

  • Ensure compliance with company policies and regulatory requirements


🔹 Team Coordination (For Assistant Manager Level)

  • Support and guide junior sales executives

  • Assist in setting sales strategies and campaign execution

  • Report sales performance and pipeline updates to senior management


3. KEY PERFORMANCE INDICATORS (KPIs)

  • Monthly/Quarterly Sales Volume (BDT value)

  • Number of Units/Plots Sold

  • Lead Conversion Ratio

  • Client Retention & Referral Rate

  • Collection Efficiency (booking to payment conversion)


4. REQUIRED QUALIFICATIONS & SKILLS

  • Bachelor’s degree in Business, Marketing, or related field

  • 2–5 years (Senior Executive) / 4–7 years (Assistant Manager) experience in real estate sales

  • Strong communication, negotiation, and interpersonal skills

  • Proven track record of meeting or exceeding sales targets

  • Familiarity with Dhaka real estate market preferred

  • Proficiency in CRM tools and Microsoft Office
