Experience & Qualifications
Minimum 10 years of progressive finance experience, with at least 3 years in a senior leadership role (CFO, Finance Director, Head of Finance, or equivalent)
Strong preference for candidates with direct experience in real estate development, property investment, or construction finance in Bangladesh
Professional qualification required: CA, CPA, CMA, ACCA, CFA, or equivalent (CA/ACCA/CFA strongly preferred)
Demonstrable experience in real estate financial modelling - GDV, IRR, DCF, NAV - is a significant differentiator
Prior experience managing relationships with Bangladeshi scheduled banks and financial institutions
Hands-on experience with Bangladesh tax (NBR), VAT/Mushak regulations, and RJSC compliance is mandatory
Technical Skills
Advanced financial modelling - Excel-based project finance models, scenario analysis, and sensitivity tables
Proficiency in accounting software (Tally ERP, SAP Business One, or equivalent)
Strong understanding of cost accounting, project cost control, and BOQ/IPC mechanics
Working knowledge of IFRS and Bangladesh Financial Reporting Standards (BFRS)
Familiarity with RAJUK project financial obligations and the Real Estate Development & Management Act 2010

Board-level communication skills - ability to translate complex financials into clear, executive-level narratives
Strong stakeholder management: MD, CEO, investors, bankers, auditors, and regulatory bodies

1. Financial Strategy & Business Partnering
Own the full P&L, balance sheet, and cash flow position across all active and pipeline projects
Serve as the primary financial advisor to the CEO and MD on capital allocation, project viability, and investment decisions
Develop and maintain the Company's annual and multi-year financial plan aligned to the strategic roadmap
Provide scenario analysis and stress-testing to support Board-level and MD-level decisions
2. Project Finance & Real Estate Financial Modelling
Lead project-level financial modelling — GDV analysis, IRR, NPV, DCF, and NAV computations for all developments
Oversee cost budgeting, BOQ cost validation, IPC (Interim Payment Certificate) review and approval workflows
Monitor construction cost-to-complete versus budget and flag deviations with corrective actions
Track land acquisition costs, financing costs, and CapEx deployment across the project portfolio
Maintain the Master Cash Flow model with actuals, forecasts, and rolling 12-month visibility
3. Financial Planning & Analysis (FP&A)
Lead the annual budgeting and quarterly reforecast cycles across all business units and cost centers
Prepare monthly management accounts with project-level variance reporting (Budget vs. Actual vs. Forecast)
Develop and maintain a management dashboard covering RAG-status KPIs, collection efficiency, working capital metrics, and margin performance
Conduct COGS and overhead analysis to drive cost efficiencies and improve project margins
4. Sales Collections & Working Capital Management
Oversee the sales collection cycle — booking advance, instalment tracking, demand notices, and handover collections
Drive working capital optimization across receivables, payables, and contractor payment schedules
Monitor project-level collection shortfall risks and propose mitigation through payment scheduling or financing
Maintain an up-to-date Cost Centre Summary by project, tracking Dr/Cr positions and net exposure
5. Treasury, Banking & Financing
Manage relationships with scheduled banks, NBFIs, and financial institutions for project financing and working capital facilities
Lead structuring of project loans, mortgage facilities for buyers, and overdraft lines in collaboration with the Management
Oversee loan covenant compliance, drawdown schedules, and repayment planning
Optimise cash deployment across projects to maximise capital efficiency and minimise idle liquidity
6. Statutory Compliance & Regulatory Affairs
Ensure full compliance with Bangladesh income tax, VAT/Mushak, and company law obligations under the Companies Act 1994
Oversee RJSC filings, NBR submissions, and annual statutory returns
Manage the external audit process and maintain clean audit outcomes across all entities
Maintain compliance with RAJUK and relevant real estate regulatory obligations that carry financial implications
Ensure compliance with the Real Estate Development & Management Act 2010 on financial disclosures and client fund management
7. Investor Relations & Shareholder Reporting
Prepare shareholder reporting packs including NAV-based company valuation, portfolio performance, and project status updates
Support the CEO in NRB and HNI investor presentations with data-driven financial narratives
Maintain investor-grade documentation including financial projections, sensitivity analyses, and returns modelling
8. Systems, Controls & Team Leadership
Build, lead, and mentor the finance team — establishing a high-performance, accountability-driven function
Design and implement financial controls, approval workflows, and an internal audit framework
Drive ERP/accounting system implementation and improvement (Tally, SAP, or equivalent)
Establish SOPs for accounts payable, accounts receivable, payroll, and cost centre reporting
