Experience:
Bachelor’s degree in Law/ Civil Engineering/ Architecture/ Business Administration.
Minimum 12–15 years of relevant experience in land, asset, or estate management.
At least 5 years in a senior managerial or leadership role within a reputed organization or group of companies.
Strong exposure to land laws, property documentation, and regulatory processes in Bangladesh (or relevant jurisdiction).
Retired Army/Navy/Air Force Officers (Rank: Major or Equivalent) or retired SP of Bangladesh Police with proven experience in land administration, security coordination, discipline management, and asset protection will be given preference.
Legal compliance and dispute resolution efficiency.
Asset utilization and value optimization.
Accuracy and completeness of land and asset records.
Risk mitigation and governance adherence.
Timely reporting and strategic recommendations.
Strong knowledge of land laws, property documentation and asset governance.
Excellent leadership, negotiation, and stakeholder management skills.
High level of integrity, confidentiality, and risk awareness.
Strong analytical, reporting, and decision-making capabilities.
Proficiency in MS Office and asset management systems.
1. Strategic Planning & Policy Development
Formulate and implement land and asset management strategies aligned with the Group’s long-term business objectives.
Develop, review, and enforce policies, SOPs, and guidelines related to land acquisition, asset utilization, leasing, disposal, and valuation.
Advise top management on asset optimization, risk mitigation, and investment opportunities.
2. Land Management & Legal Compliance
Oversee acquisition, sale, lease, mutation, registration, and documentation of lands and properties.
Ensure proper maintenance of all land-related legal documents, deeds, records of rights (ROR), CS/SA/RS/BS/Khatian, maps, and survey documents.
Liaise with legal advisors, surveyors, government authorities, land offices, RAJUK, DC offices, and other regulatory bodies.
Manage land disputes, encroachments, litigation, and legal risks in coordination with the Legal Department.
3. Asset Management & Control
Maintain a centralized and updated asset register for all fixed and immovable assets of the Group.
Ensure proper tagging, valuation, insurance, and safeguarding of assets.
Monitor asset utilization, depreciation, maintenance, and lifecycle management.
Recommend asset enhancement, redevelopment, or disposal where applicable.
4. Property & Estate Management
Oversee management of factories, offices, warehouses, residential properties, and other estates.
Supervise leasing, tenancy agreements, rent collection, renewals, and compliance with contractual terms.
Ensure proper maintenance, safety, and regulatory compliance of all properties.
5. Coordination & Reporting
Coordinate with Finance, Legal, Administration, Engineering, Audit, and Business Units.
Prepare periodic reports for management on land status, asset valuation, legal exposure, and development progress.
Present asset-related proposals, notes, and summaries to the Board or Management Committee when required.
6. Risk Management & Governance
Identify risks related to land ownership, asset misuse, legal exposure, and regulatory non-compliance.
Ensure adherence to corporate governance, internal controls, and audit requirements.
Support internal and external audits related to land and asset management.
7. Team Leadership & Administration
Lead, supervise, and develop land and asset management teams.
Allocate duties, set KPIs, and ensure performance management.
Ensure discipline, confidentiality, and compliance within the department.
