Responsibilities & Context:
∎ Understanding of RAJUK (DMDP) Approval Processes: In-depth knowledge of the Dhaka Metropolitan Development Plan (DMDP) and the procedures for obtaining necessary approvals from RAJUK.
∎ Land Valuation and Appraisal: Proficiency in assessing land values, market trends, and property appraisal techniques to inform procurement decisions.
∎ Floor Area Ratio (FAR) Regulations: Expertise in calculating and interpreting Floor Area Ratio (FAR) requirements and their implications for development projects.
∎ Legal Knowledge and Documentation: Strong grasp of legal documents such as Deeds of Agreement, Power of Attorney, and other contracts related to land transactions and property development.
∎ Land Development and Joint Ventures: Experience in managing land development projects, including planning, execution, and forming joint ventures for development purposes.
∎ Feasibility Studies: Capability to conduct thorough feasibility studies to evaluate the viability of land procurement and development projects.
∎ Negotiation and Liaison Skills: Ability to negotiate effectively with landowners, and liaise with government and non-government authorities to facilitate smooth transactions and approvals.
∎ Sales and Marketing Strategies: Knowledge of sales and marketing strategies tailored to real estate and property sectors, including market analysis and campaign management.
∎ Cross-functional Communication and Collaboration: Strong skills in cross-functional communication, ensuring seamless collaboration with different departments and stakeholders.
∎ Project Management: Competency in managing projects, including timelines, resources, and stakeholder expectations, ensuring that land development and sales objectives are met efficiently.
