Additional Requirements:
Minimum 2 years of experience in building or property management.
Male, well-presented, and professionally groomed.
Strong leadership, communication, and coordination skills.
Knowledge of basic electrical, plumbing, and facility operations.
Ability to handle resident relations and resolve operational issues efficiently.
Responsibilities & Context:
The Building Manager will be responsible for ensuring the smooth operation, maintenance, and overall upkeep of the residential building. The role includes supervision of cleaning, security, gardening, electrical, plumbing, and pool maintenance activities to maintain a safe, clean, and comfortable living environment for residents.
Cleaning & Housekeeping
Supervise staff attendance and duty rosters.
Inspect lobbies, corridors, staircases, lifts, and toilets for cleanliness.
Ensure timely garbage collection and general housekeeping standards.
Garden & Landscape Maintenance
Monitor lawn care, watering, pruning, and overall greenery.
Inspect flowerbeds, shrubs, pathways, and garden areas.
Ensure proper operation of irrigation systems.
Security Supervision
Supervise security personnel attendance and shift rotation.
Monitor visitor logs, ID checks, and CCTV operations.
Ensure emergency exits, gates, and security systems are functional.
Plumbing Maintenance
Inspect water supply, tanks, taps, and bathrooms for proper functioning.
Coordinate responses to residents’ plumbing complaints.
Swimming Pool Maintenance
Monitor chlorine and algaecide levels.
Inspect pool cleanliness, filters, pumps, and safety equipment.
Electrical Maintenance
Inspect and maintain lighting, electrical panels, and meters.
Ensure generator operation and maintenance compliance.
Address residents’ electrical complaints promptly.
General Administration & Reporting
Record inspection findings and assign corrective tasks.
Follow up on maintenance actions and prepare reports for management.
