Responsibilities & Context:

The Team Lead – Sales is a frontline, revenue-generating leadership position responsible for driving the sale of company shares and real estate projects of Basumati Construction Ltd. The incumbent leads, coaches and supervises an assigned sales team while personally remaining active in the market — meeting high-value prospects, developing broker and channel relationships, conducting project site visits and taking direct part in closing difficult deals. The role is expected to convert market opportunity into booked revenue and realised collection, and to build a disciplined, high-performance sales culture within the team.

3. KEY RESPONSIBILITIES

3.1  Revenue Generation & Deal Closing

▪     Sell company shares and real estate projects of Basumati Construction Ltd. and achieve the assigned individual and team sales targets.

▪     Personally handle high-value, corporate and sensitive clients, and take the lead in negotiating and closing difficult or stalled deals.

▪     Accompany sales team members on important client meetings and presentations, providing on-the-spot guidance, price/terms negotiation support and closing assistance.

▪     Present properties and investment propositions to clients according to their requirement, budget and buying motive.

▪     Conduct and supervise client site visits at project locations; ensure prospects receive a professional, well-prepared project walkthrough.

▪     Maintain regular, structured contact with existing and prospective clients to protect the pipeline and generate repeat and referral business.

▪     Continuously identify and pursue new potential buyers, investors and corporate/institutional leads.

▪     Follow up on booking money, down payments and instalment collection in coordination with the Accounts department.

3.2  Channel, Broker & Network Development

▪     Build, activate and maintain a working network of brokers, agents, land owners, referral partners and freelance sourcing channels.

▪     Visit channel partners regularly, brief them on inventory and incentive structures, and keep the channel productive.

▪     Develop institutional and corporate relationships that can generate bulk or repeat bookings.

▪     Build partnerships with media, vendors and industry influencers in coordination with the Marketing team.

3.3  Team Leadership, Coaching & Performance

▪     Lead, supervise and motivate the assigned sales team to build a disciplined, high-performance culture.

▪     Conduct daily briefing/debriefing, weekly pipeline review and monthly performance review with each team member.

▪     Train and mentor team members on product knowledge, client handling, objection handling, negotiation and closing technique.

▪     Set individual targets in line with the departmental target, monitor achievement and take timely corrective action on shortfalls.

▪     Evaluate team members against agreed KPIs, recommend rewards and recognition, and escalate discipline or performance issues to HR & Admin through the proper channel.

▪     Participate in recruitment, selection and onboarding of new sales personnel as required.

▪     Ensure team compliance with attendance, field reporting, TA/DA and company code of conduct requirements.

3.4  Sales Strategy, Marketing & Cross-Functional Coordination

▪     Design and execute sales strategies to strengthen brand positioning, market presence and inventory movement.

▪     Manage sales activities in close coordination with the Marketing team and align sales and marketing initiatives with company goals and business objectives.

▪     Lead and participate in cross-functional meetings with Sales, Marketing, Product/Project and Operations teams.

▪     Plan and support advertising, promotional campaigns, fairs, road shows and events — both online and offline — and ensure team deployment at such events.

▪     Collaborate with the creative team to develop sales and marketing materials such as brochures, presentations and digital content.

▪     Evaluate the performance of sales campaigns and recommend improvements based on field feedback and conversion data.

▪     Coordinate with Project, Engineering and Customer Service teams on inventory status, handover timelines and post-sale client issues.

3.5  Market Intelligence & Business Planning

▪     Conduct market research and analyse consumer behaviour, competitor pricing, launches and offers to guide sales and marketing activity.

▪     Identify risks and opportunities in the market and advise management on actionable business strategies.

▪     Contribute to business planning, annual budgeting and strategic decision-making for the department.

▪     Monitor and manage the assigned sales budget and promotional spend, ensuring efficient use of company resources.

3.6  Reporting, CRM & Compliance

▪     Maintain accurate and up-to-date records of leads, clients, site visits, follow-ups and bookings in the CRM/sales register.

▪     Submit daily field/call reports, weekly pipeline reports and monthly sales performance reports to the reporting authority.

▪     Ensure all client documentation, booking forms, money receipts and agreements are completed correctly and handed over to the concerned department.

▪     Ensure that all commitments made to clients are within approved company policy on price, discount, payment schedule and handover.

▪     Safeguard company information, client data and commercial terms as confidential at all times.
