We are seeking an experienced and service-oriented Property Manager to oversee the management, maintenance, and operational excellence of residential accommodations and common facilities. The role requires a proactive professional who can ensure a safe, comfortable, and well-maintained living environment while delivering exceptional tenant services and coordinating multiple support functions.

Job Summary:

We are seeking an experienced and service-oriented Property Manager to oversee the management, maintenance, and operational excellence of residential accommodations and common facilities. The role requires a proactive professional who can ensure a safe, comfortable, and well-maintained living environment while delivering exceptional tenant services and coordinating multiple support functions.

The Property Manager will be responsible for the overall management and operation of residential properties and associated facilities, ensuring high service standards, operational efficiency, and cost optimization.

Reporting to: Head of Facility Management, STS Group

Duties & Responsibilities:

Tenant Relations:

  • Serve as the primary point of contact for Teachers (Stay as Tenants) regarding any concerns, inquiries, or requests related to their accommodation.

  • Address tenant complaints or issues promptly and effectively.

Property Maintenance:

  • Conduct regular inspections of residential units to identify maintenance needs, safety hazards, or cleanliness issues.

  • Coordinate and oversee repairs, and maintenance work as needed.

  • Ensure that all residential units meet health, safety, and building code standards.

Lease Management:

  • Manage lease agreements for all residential units, including new leases, renewals, and terminations.

  • Ensure that lease terms and conditions are adhered to by both Teachers (Stay as Tenants) and the company.

Budget Management:

  • Develop and manage the annual budget for property maintenance, repairs, and improvements.

  • Monitor expenses and ensure that they are within budgetary constraints.

  • Identify cost-saving opportunities without compromising on the quality of services provided.

Vendor and Contractor Management:

  • Source and engage with vendors, contractors, and service providers for maintenance, repairs, and other property-related services.

  • Obtain competitive bids for projects and negotiate contracts to ensure cost-effectiveness.

  • Supervise vendor performance and ensure that work is completed satisfactorily and on schedule.

Emergency Response:

  • Develop and implement emergency response procedures for various scenarios, such as fire, floods, or security incidents.

  • Ensure that Teachers (Stay as Tenants) are educated and informed about emergency procedures and protocols.

  • Coordinate with relevant authorities and emergency services when necessary.

Administrative Tasks:

  • Maintain accurate records of tenant communication, lease agreements, maintenance activities, and financial transactions.

  • Prepare regular reports on property performance, occupancy rates, maintenance expenses, and budget variances.

  • Stay updated on relevant laws, regulations, and industry trends affecting property management.

  • Need to coordinate for any events planned by tenants ,also need to ensure the common area facilities like Gym, Pool, Hall are maintained well at any given time, ensure top class cleaning around the common area, need to coordinate with Housekeeping and Security and Technical and Landscaping team for day to day tasks and assignment
