Additional Requirements:

Responsibilities & Context:
  • Identify potential land parcels based on SEL’s project pipeline and location strategy.

  • Conduct technical, commercial, and regulatory due diligence on shortlisted sites (ownership, DAP zoning, flood risk, access, infrastructure, utilities).

  • Coordinate GIS mapping, and market benchmarking to prepare feasibility reports.

  • Lead end-to-end negotiation with landowners, brokers, and stakeholders to secure favorable terms.

  • Prepare comparative cost models (per katha/sqft) and assess development potential.

  • Manage LOI, MoU, and Sale Deed processes in coordination with Legal, Finance, and Land Admin.

  • Ensure verification of title documents through Sub-Registry, e-Mutation, e-Porcha, and land.gov.bd systems.

  • Liaise with relevant authorities (RAJUK, Sub-Registrar Office, City Corporation, Utility Boards) for approval, conversion, mutation, and khatian updates.

  • Maintain structured digital repository of land records, deeds, and maps.

  • Oversee handover from acquisition to site development team.

  • Monitor land filling, boundary, access road, and utility connection works.

  • Track progress of land conversion, zoning clearances, and registration for new projects.

  • Maintain updated land bank tracker with acquisition status, payment milestones, and encumbrances.

  • Prepare management dashboards and progress reports for senior and top management

  • Work closely with Legal, Engineering, and Finance teams to align land acquisition with project timelines.
