Responsibilities & Context:

Job Summary

We are seeking a highly experienced Head of Land Acquisition to lead the sourcing, evaluation, negotiation, and closing of land for residential, commercial, and mixed-use developments. The ideal candidate must have a strong network of landowners, brokers, and local influencers across Dhaka and surrounding regions, with deep knowledge of land documentation, mouza records, RAJUK/DAP zoning, and joint venture deal structures.

This role is crucial for driving the company’s project pipeline and long-term growth.

Key Responsibilities

Land Sourcing & Pipeline Development

  • Identify strategic land opportunities in Dhaka, Narayanganj, Purbachal, and emerging growth zones.
  • Build and maintain strong relationships with landowners, brokers, and community leaders.
  • Create and manage a robust land acquisition pipeline aligned with business goals.

Negotiation & Deal Structuring

  • Lead all meetings with landowners and stakeholders.
  • Negotiate joint venture (JV) terms, revenue sharing, flat sharing, and cash components.
  • Structure win–win Development Agreements and secure Power of Attorney.
  • Ensure deals align with company profitability and strategic direction.

Legal & Documentation Oversight

  • Coordinate full land vetting (title search, Khatians, Deeds, Mutation, Parcha, Dag/Khatian mapping).
  • Verify document authenticity through lawyer, sub-registrar offices, and DC office.
  • Ensure compliance with RAJUK, DAP zoning, and applicable construction laws.

Feasibility & Project Evaluation

  • Evaluate land based on FAR potential, road access, zoning, topography, utility connections, and market demand.
  • Coordinate preliminary project concepts with architect and finance teams.
  • Prepare land feasibility reports and business cases for management approval.

Team Leadership & Coordination

  • Build and lead a high-performing land acquisition team (field officers, surveyors, assistants).
  • Monitor daily/weekly progress of land leads and closing stages.
  • Train team members in documentation, negotiation, and site assessment.

Relationship Management

  • Maintain strong communication with landowners throughout negotiation and agreement stages.
  • Handle sensitive issues with diplomacy, professionalism, and cultural awareness.
  • Foster long-term partnerships for future expansion.

Reporting & Compliance

  • Maintain accurate records of all land leads and acquisition activities.
  • Prepare weekly/monthly land acquisition reports for management.
  • Ensure all deals are legally sound, documented, and recorded.
