Responsibilities & Context:

Job Summary

We are looking for a dynamic and highly experienced General Manager – Sales to lead and scale our real estate sales operations. The GM Sales will be responsible for driving monthly and annual sales targets, managing the sales force, developing new customer acquisition strategies, expanding channel partner networks, and ensuring strong conversion across all projects.

The ideal candidate must have deep industry experience, strong leadership skills, and a proven track record in apartment/plot/commercial property sales.

Key Responsibilities

Sales Strategy & Target Achievement

  • Develop comprehensive sales strategies for all residential, commercial, and land development projects.
  • Set monthly, quarterly, and yearly sales targets and ensure consistent achievement.
  • Implement high-impact sales funnels for ongoing and upcoming projects.

Team Leadership & Performance Management

  • Lead, motivate, and manage the entire sales team (managers, executives, channel partners).
  • Conduct training, coaching, and performance reviews.
  • Build a strong, result-oriented sales culture.

Lead Management & Conversion

  • Work closely with the marketing team to ensure a steady flow of high-quality leads.
  • Monitor the lead-to-booking conversion ratio and optimize the sales pipeline.
  • Implement CRM-based follow-up systems to reduce lead leakage.

Client Relationship & Negotiation

  • Conduct high-level client meetings and presentations.
  • Negotiate pricing, payment schedules, and deal terms with buyers.
  • Ensure excellent customer experience from first contact to handover.

Sales Operations & Documentation

  • Oversee booking forms, sale agreements, payment schedules, and collection tracking.
  • Ensure documentation accuracy and smooth coordination with finance & legal.
  • Maintain accurate sales dashboards and MIS reports.

Market Research & Business Expansion

  • Monitor competitor pricing, inventory, and sales strategies.
  • Identify new areas and customer segments for business expansion.
  • Provide feedback to land, design & marketing teams for product positioning.
