Responsibilities & Context:
  1. Translate approved sales strategy into project-wise, phase-wise, and channel-wise execution plans, aligned with construction progress and handover timelines.

  2. Drive achievement of monthly, quarterly, and annual targets by actively managing pipeline, bookings, cancellations, and unsold inventory across projects.

  3. Oversee sales performance of: Corporate / Institutional Sales, Retail Sales (project-based), Channel Sales & Agents, Digital Sales Conversion teams

  4. Ensure consistent application of approved pricing, discount structures, campaign offers, and broker terms across all channels.

  5. Review and guide high-value negotiations, bulk bookings, and exception cases, escalating to GM only when policy deviation or strategic risk exists.

  6. Ensure structured lead-to-booking execution and clean handover to CRM / Customer Relationship Management for post-sales servicing.

  7. Analyze project-wise and channel-wise performance reports and present actionable insights to the Head of Sales.

  8. Provide continuous market intelligence on buyer behaviour, competitor projects, broker sentiment, and price sensitivity.

  9. Coordinate with Marketing on campaign effectiveness and lead quality, ensuring digital and offline leads convert into bookings.

  10. Coordinate with Finance, Legal, and Recovery to ensure booking approvals, documentation discipline, and payment alignment with construction milestones.

Qualifications Required

Education

  • Bachelor’s degree in Business Administration, Marketing, Finance, Civil Engineering, or a related discipline.

Experience

  • Minimum 10–12 years of experience in real estate sales, with strong exposure to project-based unit sales.

  • At least 4–5 years in a managerial or senior sales leadership role.

  • Proven experience managing sales teams, meeting revenue targets, and handling high-value customers.

  • Strong understanding of the Bangladesh real estate market, buyer behavior, and broker ecosystem.

  • Clear communication in Bangla and English
