Main Responsibility
Serve as the primary point of contact for customers, ensuring smooth day-to-day property operations in accordance with SPML SOPs and checklists. Deliver exceptional customer service with a "Concierge Mindset." Oversee property cleanliness, security, and the proper maintenance of all electromechanical equipment. Manage and hold accountable the deployed loss prevention and housekeeping teams. Coordinate with vendors and the SPML head office to ensure timely bill payments and collections.

Community Building (Relationship with Allottees & Team)
· Maintain strong relationships with allottees through regular interactions, personalized support, and addressing their concerns promptly
· Conduct daily team meetings to ensure clear communication, task coordination, and efficient workflow.
· Implement comprehensive safety training programs for FM personnel, including first aid, fire safety, and earthquake evacuation drills to ensure expected level of performance.
Ensure Uninterrupted EM service.
· Professionally address and resolve customer complaints and concerns in a timely manner.
· Maintain accurate records of customer interactions and transactions. rate records of customer interactions and transactions
· Provide tailored solutions based on customer needs and requirements.
· Oversee and coordinate regular building maintenance and repair activities.
· Manage and supervise cleaning and security staff and their activities.
· Develop and implement emergency protocols and procedures.
· Prepare and monitor maintenance budgets effectively.
· Conduct regular building inspections and prepare detailed reports.
· Ensure facilities comply with relevant policies, regulations, and building codes.
· Respond promptly to tenant inquiries, resolving issues efficiently.
· Monitor, review, and update work progress on a daily, weekly, and monthly basis, providing regular updates to the line manager
· Respond swiftly and appropriately to emergencies or urgent matters.
· Collaborate with team members and departments to ensure customer satisfaction.
Record Keeping
· Maintain all property documents, including completed checklists, letters, utility bill copies, and meeting minutes, in the project file.
· Ensure departmental reports are submitted to the Head of Department (HOD) following the standard process.
Other Assignments
· Proactively pursuing self-development initiatives.
· Completing assignments delegated by management as needed.
· Conducting regular follow-ups on communications with existing clients for various purposes.
